One of my favourite property renovations to date; bought this TriBeCa loft off plan and waited almost two years for delivery. Took a chance on ‘East’ TriBeCa and was the third buyer in the building. It ended up being one of the fastest selling developments of the year.

The apartment was up 50% by the time I put the key in the door and I ended up renting it for five years (9.4% yield), two of those being to the star pitcher of the New York Yankees.

A few years later I renovated the interiors which included; forming a fluted clay fireplace, adding clay plaster in the bathrooms, as well as 17 wall lights. Fortunately, the Shaker cabinets in the kitchen had come into, out of, and back into favour over my ownership period, I swapped the coat closet to a pantry with Bendheim fluted glass and finished it with Calacatta Viola and Bocci sockets 😮

The double height (21 foot) ceilings were the cherry on top - volumed cubed is underrated.

When I first started as a broker in New York City after leaving the trading floor at Citigroup, I was straight onto the sales team at a new development in TriBeCa, 100 Barclay. Spending time getting to know the project, I would walk every unit type, striving to understand the benefits and drawbacks of each as it related to its asking price.

I decided that a low floor H line (lowest PPSF in the building) offered the most upside and bought one for myself. Not the most desirable, but large at 1,779 SF and it offered 2.5 bedrooms and 3 bathrooms, an underserved segment in the market. Given some of its drawbacks, I paid the developer $25k to raise my ceilings to 11’3” (over the standard 10’0”) and then spent time designing it with @tgstudioltd to differentiate it from other units.

I ended up selling it three years later and was one of the only owners to turn a profit (thankfully I had put it into contract on Valentines Day 2020) and in total I sold the unit three times to various buyers. Timing, experience, and a little luck, such is life. taken in Tribeca by @arranpatel
