Habib Court, Colaba

Designed by Abdulhussein Meherali Thariani, an architect whose work helped shape modern Bombay, Habib Court is one of several buildings that reflect his contribution to the city’s landscape. His practice extended beyond Bombay, across present-day India, Pakistan and Bangladesh. He was also a poet and editor of the Gujarati daily Vatan.

Built for its original owner, Mr Ahmad Habib, the building features concrete work by Mr N. Framji and coloured cement plaster by Simplex Concrete Works & Construction Co.

Architectural design can be Art. Look closely, and you'll find continuous eyebrows wrapping around the building's corners, balconies with elegant, understated metal grilles, and a band of chevron detailing. Step inside, and the staircase and terrazzo flooring carry the Deco spirit through the interiors. We can't ignore the Font!

Eros was never simply a place to watch a film. Its restaurant, dance floor and live music made cinema-going part of a larger social experience; one that reflected Bombay’s growing appetite for modern, cosmopolitan forms of leisure.

Nearly a century later, Eros reminds us that the history of cinema is also a history of how cities learned to spend their evenings.

A building’s value can take many forms.

Malabar Court is significant not only for its architecture, but also for the different ways in which its value is understood within a changing city. As Mumbai changes, how do we understand these different forms of value, and how might they shape the future of a place?

Our essay "Beyond Obsolescence: The Redevelopment of Malabar Court" explores this question through the story of one building.

Prabhat, Shivaji Park
Designed by S. J. Narvekar & Co. and constructed by Baburao Papaya & Co., the building was commissioned by S. P. Varde, with Colourex tilework by Bharat Tiles & Co.

This stunning building is characterised by its strong horizontal curves, projecting rounded balconies and an organic Art Deco vocabulary of geometric metalwork and streamlined forms. The facade is articulated through a play of solid and recessed surfaces, with curved balcony slabs and cylindrical columns at the entrance creating a continuous rhythm across the elevation.

Patanwala Mahal, Byculla
Year: 1937

Standing on Ebrahim Sultanali Patanwala Marg, the building was the residence of the Patanwala family, creators of Afghan Snow, one of India’s earliest homegrown beauty creams. Created by Ebrahim Sultanali Patanwala in 1919, the cream was manufactured in Byculla and went on to become a household name across the country (slide 2).

Its story is also woven into the cultural history of the time. Initially mistaken for a foreign product during the Swadeshi movement because of its name and imported packaging, Afghan Snow was defended as an Indian-made product, with Mahatma Gandhi publicly acknowledging its Indian origins. The brand later became part of popular beauty culture, even sponsoring the first Miss India pageant in 1952.

Designed to respond to its corner plot, Patanwala Mahal’s rounded facade (slide 3) creates a striking presence while softening the transition between two roads. The mixed-use building accommodates both commercial and residential spaces.

Today, the building and the road continue to carry the Patanwala name, a reminder of the family’s long-standing presence in Byculla and the commercial history embedded in its streets.
