Best skill an agent (or probably any professional) can develop is asking the right questions. If you’ve ever heard the phrase “buyers are liars…” I’d challenge that you either need to build more safety or improve listening skills- both can be accomplished by slowing down and becoming curious🧐 by @ashleybaillio

Boca is the A-lister. Coral Springs is the overachiever. Coconut Creek is the one you actually want to hang out with.

Why it deserves more attention in Broward:
- Officially the Butterfly Capital of the World, plus parks that are genuinely well kept
- Newer construction, well-kept communities, and good schools
- A wide range of price points, noticeably more accessible than Boca or Parkland
- The Promenade: walkable dining, shopping, and community events, and it's expanding
- Easy access to I-95 and the Turnpike, right between North Broward and Boca Raton

Quality of life without paying for a zip code label.

Follow for more Broward neighborhood breakdowns at every price point.

You don't have to sell a single house for a real estate license to pay off.
Quick recap:
- Tax advantages. If you invest, qualifying as a real estate professional can open up deductions most taxpayers don't get.
- Referral income. Know great agents, connect them with your friends and family, and earn a referral fee without ever listing a home.
- You buy and invest smarter. Contracts, timelines, and deal structure start to make sense.

One caution: don't get licensed just to save money on your own deals. Negotiate a referral fee, then bring in a full-time agent. An arm's length negotiation protects your money better than doing it yourself.

The exam is passable, and continuing education is manageable.

If you own real estate or plan to, it's worth a look. Follow for more real estate strategy beyond buying and selling.

Most people move to Parkland for the schools. The ones who stay figured out something bigger.

Drive any street here and notice what's missing — no signs, no billboards, no commercial sprawl. Even school booster clubs can only advertise through banners. That's not an accident. That's a city that takes its character seriously.

The outdoor infrastructure alone is underused by most residents. Terramar Park, Doris Davis Foreman Wilderness Area, the Equestrian Trail — if you're not tapping into these, you're leaving real value on the table.

On acreage? Talk to your property appraiser about exemptions — but go in informed. Ag exemptions in Parkland are genuinely hard to qualify for. They're mainly available in areas like BBB Ranch and Pinetree Estates that are actually zoned Agland. Don't assume it applies to your property without checking first.

Invest in your lot. The canopy here is a big part of what makes Parkland feel different from everywhere else in South Florida.

And lean into the community. Parkland functions like a small town inside a major metro — the relationships here compound in a way they just don't most places.

DM me 'PARKLAND' → I've been in this market a long time and love talking about it.

Access to my plane ticket was shared at 11 PM and by 6 AM. I was leaving for the airport. My cousins and I reconnected after 20 years, saying goodbye to my grandma last year. This year we decided to celebrate her life with a girls trip. Of course, @morganbast is way too much fun for a simple weekend and instead, surprised us, @rachel_ralph and @gastoncrew, all with an incredible adventure! #joyandpain #shrimpisbugs taken in Portland Oregon, USA by @ashleybaillio

Most buyers in Coral Springs don't know these neighborhoods exist. That's your advantage.

Running Brook Hills off Wiles Road — 1 to 3 acre lots, a lot of them with water views, private tennis courts throughout. No ag exemptions like Parkland, but the land and the lifestyle are the real deal.

Whispering Woods — manned gate, biggest lots in the city. Budget closer to $2M if you want something turn-key.

Coral Springs Country Club — half-acre lots, golf course views, no mandatory membership, no HOA. Honestly one of my favorite neighborhoods here.

Don't sleep on Oakwood and Maplewood near Atlantic Blvd either. Ranch homes, easy Sawgrass access, and the kind of street that actually feels like home.

DM me 'LAND' → I'll send you what's active in these communities right now.

I don't think Deerfield Beach gets enough credit. Let me fix that.

Forbes has named it one of the best value and hidden gem beach towns in the country. That's not a fluke. This city has been quietly delivering for a while.

The pier has been here since 1963. Relaxed, local, no Fort Lauderdale weekend crowd. You get a real beach without the chaos.

What I love most is the range. Waterfront condos, quiet inland neighborhoods, starter homes, custom builds, it doesn't try to be one thing, which means it works for a lot of different buyers.

The dining scene is genuinely good too. Jaybird Muddy Waters for the Black and Fish Taco. Rose's Café for brunch. Real local spots, not chains.

Price per square foot is still competitive compared to everything above and below it. Forbes noticed. Now you have too.

No permit? No problem. Until you try to sell.
In Coral Springs, anything over $1,500 needs a permit. That myth about 'only electrical and plumbing' is
long gone.

Here's what actually happens when you skip it: say you do an unpermitted kitchen renovation, then
years later you add impact windows. The inspector notices the kitchen. No records = code violation.
And if they can't confirm the work was done right, you might have to tear it out.

No buyer wants to inherit that. And the savvy ones will ask for permit records even with no active
violation.

Fix: hire licensed contractors who pull permits. Even if work starts before approval, you'll have the
documentation that protects you when it counts.

📌 Save this before your next renovation. You'll thank me later. by @ashleybaillio
