📈 The current average home price of a single family home in Miami-Dade is $665,000.

🔢 Senior Loan Officer @giogorascal ran the numbers using a 6.26% interest rate, Miami taxes/insurance, 5% down payment, and no HOA fees.

💡 These are estimates of course, real numbers could be higher or lower based on your exact property location, tax exemptions, insurance policy, and lender criteria.

👍 If you qualify for homestead exemption, your property tax burden could be lower, which reduces the required income.

🥳 When I found out I was pregnant 6 years ago, Henry and I decided we didn’t want to know what the gender of our baby was. Thankfully medical professionals cooperated and never let it slip!

💙 Towards the final weeks of my pregnancy, I had an intuition that I was having a boy. I was so sure that one of my best friends asked me well what if it’s a girl? And I said I would be shocked because I knew it was a boy with every fiber of my being. On the way to the hospital I looked at our list of boy names and I realized none of those names fit. And then Leandro was born.

🐣 6 years later and I’m in awe of this little human and love so much that I knew before the rest of the world did. My little heartbeat is the best big brother, so curious, last one to leave the party, loves to read, never likes to sleep, determined to finish what he starts, Lamine Yamal’s biggest fan, a force, and so so loving. Happy 6 years my sonshine! Baby face is gone, ready for the big kid years, and as long as I’m living, my baby you’ll be 💙 by @ashleysilvamiami

Rock the Market 2026 🏡✨

Such a great day connecting, learning, and being surrounded by so many incredible people in our industry!

✨ What a special week at the Mike Ferry East Coast Superstar Retreat! Being around like minded people and reminded of the fundamental’s is what it’s all about.

🎈 Took my annual 10 minute pilgrimage to Sunny Isles Beach to bring in my birthday 😍

🌊 Having my feet in the sand while the sun rises, journaling, and starting the day with some me time, really helps set the tone for my year. I love it so much!

🎉 Just Sold to the most deserving client! If resilience had a name, it would be hers. When we first met all I could think was God, please let me find a solution, the perfect match for what she needs right now. And we did!

🛑 After falling out of contract once, the second home was the charm. Then the title issues came, open permits, liens, and @sascha.bernal and her team were able to keep us in the game and solved so many issues quietly in the background.

😣 Then the condo laws changed on August 3rd regarding financing. We were supposed to close before then, but permits. No need to fear because @giogorascal and his team were able to successfully get us to a close.

🫶 When I say it takes a team, this is what I mean. Not all transactions go smoothly. Thankfully, this team got it done and our client is in her new home, turning a new leaf for herself and her son. Congratulations to all!! taken in Miami, Florida by @ashleysilvamiami

🎉 Closing day on this beautiful NextGen home with the most amazing family! 🏡❤️

🤗 So happy for the Bowles fam! Watching your family grow while your space grows with you has been such a beautiful thing to witness. You guys face life’s challenges head-on and keep moving forward with humor, love, and the belief that everything will work out, because it always does. Thank you for letting me be a tiny part of your journey.

🥰 My favorite part, though, has been seeing Debbie and Pappy’s excitement throughout this process. This NextGen home lets everyone stay close while still having their own separate space. Seece and Addie are so lucky to have their grandparents right there with them! I can only imagine all the priceless memories that will be made in this home between grandparents and grandkids. What an incredible gift!
