I love a beautiful kitchen, but I’m still opening the cupboards. 👀
It’s easy to walk into a home and fall for the cabinetry, the furniture and the perfect paint colour. Those details catch your attention because someone has thoughtfully prepared the home to do exactly that.
But when we’re out looking for a home to buy, I want you picturing your everyday life there, too.
Where will your coffee maker plug in? Can you open the dishwasher and still move around the kitchen? Is there room for your actual sofa? And does that beautifully styled “office” work once you add a monitor and a proper desk chair?
I help sellers make their homes shine, so I know how much thoughtful presentation can influence that first impression. As a buyer, you deserve to understand the space just as clearly once the styling is stripped away.
Before you fall in love with a home, let’s make sure it fits your life.
I’ve put together a blog on what to look for at a showing beyond the staging, with a few less obvious checks for first-time Toronto buyers.
Head to the link in my bio to read it, and save this for when your home search begins. 🏡

What makes a bathroom feel like it belongs in a luxury hotel? 🛁✨

These 5 bathroom design choices make all the difference:

1. Tile that goes all the way up:
Full-height tile with subtle veining gives the space a polished, cohesive feel.

2. Lighting in all the right places:
Backlit mirrors and a soft glow beneath the vanity add warmth and dimension.

3. A floating wood vanity:
Clean lines keep the room feeling open, while wood brings warmth to the space.

4. Finishes that work together:
Coordinated faucets, hardware and tub fixtures make the whole room feel thoughtfully designed.

5. A bathtub with presence:
A sculptural freestanding tub creates a beautiful focal point. A window beside it? Even better.

Planning a bathroom renovation? Save this for your inspiration folder.

Which detail would you want most in your own bathroom? 👇

🐾 Condo hunting with a pet? Not every “pet-friendly” building has the same rules.
If you’re buying or renting a condo in Toronto with a dog or cat, pet restrictions should be on your checklist from day one. From weight limits and breed restrictions to limits on the number of pets, every condo can have different rules.

I’ve put together a guide to pet-friendly condos in Toronto to help make your search a little easier. 🐶🏙️

The fall market is officially in motion 🍂🏡

Here is look at some of the homes I’ve been through with buyers over the past week, and one thing is clear: there are opportunities out there, but knowing where the value is matters.

More inventory means buyers have options, room to compare, and in some cases, more negotiating power. But the best properties are still getting attention, which is why having a strategy before you find “the one” is so important.

If buying has been sitting somewhere on your 2026 to-do list, this fall could be a really good time to start exploring what’s out there, even if you’re not quite ready to make a move yet.

Curious what your budget could get you in Toronto right now? Send me a DM and let’s take a look. 🤍

If you’ve been feeling uncertain about buying or selling lately, you’re not alone.

Tensions between Canada and the U.S. have been escalating which naturally makes you question the ripple effects.

Here’s the thing: uncertainty doesn’t mean you should freeze, it means you should plan smarter.

The buyers and sellers who come out ahead in a market like this aren’t the ones who wait for certainty, they’re the ones who understand the landscape and plan around it.

📌 Save this for later. Knowledge is your best strategy in any market.

💬 Wondering how this affects your specific situation? Drop a comment or DM me to understand what this means for your situation.

Want to know what makes a kitchen feel high end? Here are my top 5 upgrades

1. Seamless integrated surfaces - When countertops, backsplashes and waterfall edges are all one continuous material with no visible seams or transitions, it signals precision and a sizable investment. It’s the difference between a kitchen that was assembled and one that was thoughtfully designed.

2. Professional grade appliances - High performance ranges, integrated panel ready refrigerators and built-in ovens aren’t just about function. They’re a visible and tactile cue that no expense was spared on the tools needed to actually enjoy cooking to the fullest.

3. Custom architectural millwork - Fluted, textured or hand detailed cabinetry adds a layer of craftsmanship you can’t get off the shelf. It turns cabinetry into a design feature instead of just storage.

4. Layered intentional lighting - A mix of recessed, under cabinet and statement lighting (especially when trimless or hidden) creates depth and warmth throughout the day.

5. Hidden functional luxury - Things like a wall mounted pot filler positioned over the stove, an integrated work station sink with a fitted cutting board insert, push-to-open touch latch cabinetry, built-in speakers or toe-kick vacuums make a difference. It shows buyers that thought went into daily use and enjoyment of the space.

These are the 3 condo types I wouldn’t buy in 2026.

With inventory at an all time high, it’s hard to know exactly what you should buy and what deals are actually worth it.

With more options on the market, I’m being more selective. There are certain layouts, buildings and features I would personally avoid right now, especially when there are stronger opportunities for condos with end-users in mind that are competing for the same buyers. 🏙️

If you’re condo shopping right now, save this one, and as always, feel free to send me a message if you want a second opinion on a property you’re considering.📲 🤍
