These scams are still happening in 2025, and they’re costing people thousands

1️⃣ Off-Plan Projects Without DLD Approval
🚧 Fake “developers” sell unregistered properties
➡️ No escrow, no DLD registration, no refund ever

2️⃣ Agents Showing Fake Ownership Papers
🕵️‍♂️ Scammers forge title deeds or show homes they don’t represent
➡️ Always verify property status on the DLD app

3️⃣ Rental Scam: Same Unit, Multiple Deposits
🏠 Agent takes deposits from 5+ people for the same unit
➡️ Disappears with AED 5K–10K per victim

4️⃣ Fake Holiday Home or Airbnb Listings
🌴 Too-good-to-be-true short-term rentals on social media
➡️ Scammers ask for upfront payment but the unit doesn’t exist

🛡️ How to Protect Yourself:

✅ Use licensed agents with verified RERA IDs
✅ Meet only at registered agency offices
✅ Use the Dubai REST or DLD app to verify listings
✅ Never pay upfront without a signed, registered contract

What Happens If You Get Fired in Dubai?” 🇦🇪💼
If you lose your job in the UAE, don’t panic

⏳ 180-Day Grace Period
As of 2023, UAE law allows you to stay up to 6 months (180 days) after job termination with or without a new job lined up.

✅ No need to exit the country immediately
✅ You can live legally, apply for jobs, or transfer your visa

💰 End-of-Service Gratuity (Severance Pay)
If you’ve worked 1+ year, your employer must pay:

21 days’ basic salary per year for the first 5 years
30 days’ salary per year after 5 years of service
📌 Example:
If your basic salary is AED 10,000/month and you worked for 3 years:
🔹 21 days/year × 3 years = 63 days salary
🔹 63 ÷ 30 = 2.1 months
🔹 You get AED 21,000 as gratuity by @atghali

whats the REAL reason modern relationships are failing? Let’s talk below! 👇

Men and women no longer understand each other. No house delegation, no responsibility, both trying to overpower instead of balance.

When respect fades, ego takes over. Fights replace understanding. And divorce becomes inevitable. by @atghali
