Turning an underutilized property into a long-term investment.

The goal at Banny’s Market was clear: maximize the land’s potential while keeping the existing business operational throughout the redevelopment process.

After navigating multiple zonings and working through the design and permitting strategy, the plan is set for a new five-storey mixed-use development — while ensuring the convenience store can continue serving the community.

This is what thoughtful development looks like: maximizing density without losing sight of the businesses already on the property.

Progress continues at Fraser Crescent Building A in Mission, BC.

What will eventually become private outdoor spaces and a landscaped courtyard has required extensive planning, coordination, and some unique construction challenges.

From excavating and shoring nearly 60 feet down to coordinating crane lifts in a courtyard with limited access, every stage has required careful sequencing.

With podium waterproofing underway, we’re moving into the next phase of retaining walls, planters, and hardscaping.

Another step closer to bringing the final vision to life. by @bclegacyconsultinggroup

Another progress update from Building A at our Mission development.

With multiple trades working across different sections of the building, we’re continuing to make steady progress as we move closer to the finishing stages of construction.

A lot of the work happening right now is behind the walls, but it’s an important part of ensuring everything is properly installed, inspected, and ready for the next phase.

Stay tuned as we continue to share progress from Building A and the rest of our Mission development. by @bclegacyconsultinggroup

Progress continues at Building B in Mission as we approach the final stages of our bulk excavation and shoring work.

With the sixth and final row of shotcrete shoring underway, our team is nearing the required excavation elevation while maintaining the engineering and safety standards throughout each stage.

Through careful planning, coordination, and execution, we’re on track to complete this phase in just six weeks, ahead of our original 8–10 week schedule.

Another major milestone as we continue moving this development forward. by @bclegacyconsultinggroup

Another update from Banny’s Market.

With the tenant improvement now roughly 90% complete, our focus has shifted to completing the servicing upgrades required for the new five-storey mixed-use development.

Over the past few weeks, we’ve been coordinating with AM Civil, Titan Excavation & Civil, city officials, and our engineering team to work through the underground servicing and site requirements.

There’s a lot of work that goes on behind the scenes before a project reaches occupancy, and this is a good example of that.

Next up is testing, commissioning, and preparing for final inspections. by @bclegacyconsultinggroup

Managing a development of this scale comes down to planning, coordination, and accountability.

At BC Legacy Consulting, we use Buildertrend to keep our schedules, documentation, trades, and developers connected throughout the entire project.

With four-week look-aheads, weekly trade meetings, detailed task assignments, and live project updates, everyone knows what needs to happen and when.

The result? This project was scheduled for 18–20 months, and we’re currently tracking approximately two months ahead of schedule.

Better systems. Better coordination. Smoother projects. by @bclegacyconsultinggroup

Week one at Building B is underway at Fraser Crescent in Mission, BC.

This future six-storey building will consist of 120 units over a two-level underground parkade.

Right now, the focus is on preparing the site for the next stages of construction, including shoring, excavation, and eventually forming the pads and footings.

Vallex Company is also on site completing the retaining wall work, using an anchoring system with grout injection to help secure the excavation area before other trades move in.

Building A at Fraser Crescent is moving quickly.

With the exterior now approximately 90% complete, progress continues throughout the interior. Each of the building’s three wings is at a different stage, from gypcrete and backframing to rough electrical, insulation, drywall, and fire caulking.

Staggering the work across each wing allows our team to keep multiple stages of construction moving at the same time while maintaining an efficient schedule.

That coordination is paying off. Building A is currently on track to finish approximately two months ahead of schedule.

From an old auto shop to the future home of Banny’s Market.

Over the past three months, our team has completely transformed this space with new plumbing, electrical, framing, insulation, epoxy flooring, a 24-hour service window, and an expanded mezzanine with flexible space upstairs.

But this renovation is only one piece of the bigger plan.

Once Banny’s Market transitions into its new space, the existing building can come down to make way for a new five-storey mixed-use development with commercial space at ground level.

🏗️ Parkade to Roof Deck, One Shot · Fraser Crescent | Building A

Fresh footage from a few weeks back just landed from our visuals team. The site has come a long way since this was filmed, but this flight captures a moment worth remembering.

From 3 levels below grade to the roof: this is what 141 homes under construction looks like in one flight.

Up top, framers are sheathing the final roof decks while the wing next door is already sealed in black torch-on membrane. Three wings, three stages of envelope in a single frame: raw wood frame, weather barrier wrapped, and panels going up.

At street level the site is a supply chain in motion. Flat decks rolling in, the telehandler flying lumber packages, Hardie panel bundles staged, and the tower crane feeding the deck all day.

Then the drone drops underground, and it goes quiet. Three levels of parkade, cured and clean, with overhead services already run through the ceiling. The foundation nobody sees, carrying everything above it.

6 storeys of wood frame over a 3-level underground parkade, every trade sequenced from the bottom up. And if this is where we were a few weeks ago, wait until you see where we are now. Next update coming soon. 💪🏽

🏗️ MILESTONE: Roof Nearly Closed, Rough-Ins in Full Swing · Fraser Crescent | Building A

The building has changed gears. Two wings are now membraned in and torched-on, and framers have now completed sheathing the final roof deck, circular saws running with Mount Baker on the horizon.

Down below, the drone shot tells the envelope story: Tyvek wrapped, rainscreen strapping on, panels going up, and windows landing floor by floor across all six storeys.

Inside is where the real action is. Every trade is stacked and sequenced through the suites: electricians pulling wire and setting boxes, plumbers laying out PEX manifold runs across the floors, HVAC crews running duct, and sprinkler fitters piping ceilings. Insulation pre stripping complete and drywall is already stocked in the suites, staged and waiting for its turn.

This is the payoff of closing the roof in early: a watertight envelope that let rough-in trades start weeks ahead, all 141 homes moving in one coordinated push over a 3-level underground parkade.

6 storeys. Wood frame. Built with discipline. 💪🏽
