Every October, Cabo San Lucas hosts one of the sportfishing events people travel from all over the world for: Bisbee’s Black & Blue. The tournament has been held here since 1981. For three days, teams head out in search of black and blue marlin, and each evening the marina fills with people waiting to see what comes back to the scale. Part of the excitement is the prize money. Teams pay to enter, that money goes into a shared pot, and the heaviest marlin each day takes home the jackpot. With so many teams competing, one fish can be worth millions. For Cabo, it is more than a tournament. It is a week when the marina, restaurants and hotels come alive, when local crews and businesses stay busy, and when part of the event goes back to local charities. And for many, it becomes a tradition. The same teams, families and friends come back year after year, and some end up calling Cabo home. Foreign capital doesn’t commit lightly. Direct investment signals long term confidence in a country, and in the first half of 2026, Baja California Sur drew more new foreign investment than any other state in Mexico. Our latest article, written by our own @bernardo.a.m.koenig breaks down where that money is going, the infrastructure being built around it, and what it means for the real estate market across the state. Montecito sits at the top of the hill in the heart of San José del Cabo, making it one of the finest development parcels left in the area. The land rises above Gringo Hill and Costa Azul, close to some of the area's best surf and golf, with the historic center only minutes away. Its elevation and topography open panoramic ocean and canyon views from every point on the property, a perspective that's increasingly rare in San José del Cabo. A truly rare opportunity for a visionary investor looking to build at the very top of one of the best-located hills in the Cabo Corridor. Montecito, Terrazas de Costa Azul, San José del Cabo 13.69 Acres | 55,414 SM | MLS 26-3331 $12,000,000 USD Listed by @bernardo.a.m.koenig @jorgeamacias & @emmanuelcaboagent by @bernardo.a.m.koenig
Baja California Sur has changed a lot in the last decade. New resorts, golf courses and residential communities keep arriving, from the Pacific coast to the East Cape, and more people are choosing to live here full time. Yet with this much coastline and open desert, the peninsula still has room for the right projects, and it all starts with the land. This collection brings together the development parcels The Agency Baja currently represents, from coastal frontage to larger tracts with room for a full master plan, each selected with builders, investors and developers in mind. Set along the beachfront at Zadún, a Ritz-Carlton Reserve, the Grand Reserve Villa is resort ownership done right — two stories, five bedroom suites, and walls of glass that open straight onto the Sea of Cortés. A private pool, beachfront terraces, and a fitness room keep everything on-site. And as an owner, you’re plugged into all of Zadún — dedicated Tosoani service, wellness spa, and Ritz-Carlton Reserve dining, all included. This is one of the rarest ownership opportunities in Los Cabos. Grand Reserve Villa at Zadún, a Ritz-Carlton Reserve San José del Cabo, Baja California Sur, Mexico 5 Beds | 7 Baths | 20,531 SF Listed at $19,900,000 USD by @gabycabo.re & @jorgeamacias by @bernardo.a.m.koenig
The Grand Reserve Villa | Zadún, a Ritz-Carlton Reserve 5 Beds | 7 Baths | 20,531 SF | MLS 26-3718 $19,900,000 USD There are only a handful of Ritz-Carlton Reserves on the planet, and Zadún was the first to bring that distinction to Mexico. The Grand Reserve Villa sits inside it — a two-level, 20,531-square-foot residence that trades the density of a typical resort villa for something closer to a private compound, with walls of glass that pull the Sea of Cortés straight into the living spaces. Inside, five bedroom suites are laid out for privacy as much as comfort, paired with a private pool, three separate plunge pools, a private gym, and a second kitchen built for entertaining at scale. Every detail is oriented toward the water and toward effortless movement between indoors and out. What sets this ownership apart isn't just the square footage — it's what comes with it. Each owner is assigned a Tosoani, a personal attendant unique to the Reserve brand, who handles everything from private breakfasts to sunset bonfires and agave tastings. Wellness runs through Sensei's programming, blending movement, nutrition, and mindset work into daily life rather than treating it as an occasional spa visit. Dining spans four distinct venues, including the wood-fired cooking at Humo, and the surrounding Puerto Los Cabos community adds a 27-hole Norman and Nicklaus golf complex, a marina, and miles of coastline to explore. This is residential ownership with the infrastructure of a five-star resort behind it — a rare pairing, and rarer still in this region. Listed by @gabycabo.re & @jorgeamacias by @bernardo.a.m.koenig
