hello again instagram, it’s been a while

been grafting haven’t i

2 weeks ago on 3 april, we opened hatters food and drinks hall in denton

@mikestreet_wots and I went halvsies on buying this building about 18 months ago and have spent the last 9 months building it out

we wasn’t really sure what would happen, or if anybody would even come. in the end, around 7,000 people have been to see our creation in the last 7 days. most days we’ve even had queues to get in. can’t quite believe it.

my biggest lesson so far; ignore what everybody says about hospitality. it’s not dying at all. the craving for human connection, for music, for good food, after work drinks with friends and real life interactions is stronger than ever.

my pals really showed up for me on this one. the visits, the reviews, the mentions and the reposts. i appreciate it all very very much.

anyway, usually at this point or a completed project post i say something like “onto the next one” or “lfg”, but honestly this one needs to marinate for a bit before I do anything else. we have some work to do on getting the customer experience perfect, and now we have @fineanddandee running the place, it’s getting better every day.

Nice little no fix flip

Bought this little terrace in a good area of Mossley for £127,000. Sold it to my mate Ryan (@heritage.build) for £145,000. Quick £18,000 mark up.

Doing a lot of these no fix flips recently- picking houses up cheap from sellers by completing on them in under a week and selling to somebody who wants to do the work.

These aren’t really “flips” because I don’t do the refurb. They’re more “trades”. Just the same way a car dealership works.

I got a lot of stick when I posted this on LinkedIn for making money off my mate

If it helps, next door just went up for sale for £185,000 and it’s terrible inside. I picked it super cheap, so was able to sell it to Ryan for super cheap.

Manor Road is complete. Swipe across for some before and afters.

Exchanged in Feb and project complete by July- very reasonable timescale for a project like this where absolutely nothing in the house is the same (apart from the fireplace, windowsills and the staircase)

Next week I’m going to post every single penny I spent on this on my Substack- go subscribe to get the email when it comes through.

I’m standing in front of it like I build it but I obviously didn’t, that’s down to @heritage.build @robheritagee. Also shouts to @wotsgroup for the finance.

Big plans for my flip project in Droylsden

- Double extension to the rear
- 5 metre wide bifold doors opening onto a 50m long garden
- Floor to ceiling kitchen units with a 3m x 3m kitchen island
- Super high quality fixtures and fittings from @busterandpunch everywhere
- Creation of a 2 car driveway to the front
