Several factors, including economic uncertainty and geopolitical changes over the last several years, have led people to take a pause on making significant purchases and ask themselves whether they want to make a big decision like purchasing a house, BILD President and CEO Dave Wilkes told @cbcnews as part of a segment on the province’s 2022 pledge to build 1.2 million homes by 2031. New home starts are up this year due to Ontario’s Enhanced New Housing Rebate and lower development charges, but more new homes are needed in the province. The HST rebate and reduction in development charges in #ontario has helped to recalibrate housing markets, in Toronto and its surrounding suburbs, said BILD President and CEO Dave Wilkes in an interview with @cbcnews "The combination of people not having to pay as much because of the HST [rebate on new homes] and builders being able to make sense of the numbers, we are seeing more and more supply come," he said. This afternoon, Dave Wilkes, BILD President and CEO, and Victoria Mortelliti, Director, Policy and Advocacy at BILD, attended another historical housing-supportive infrastructure announcement made by the Honourable @robflackeml, provincial Minister of Municipal Affairs and Housing, who was joined by @mckelvieajax, federal Parliamentary Secretary to the Minister of Housing and Infrastructure, @citybarrie Mayor @alexfrombarrie and councillors, the Honourable @dougdowney_bsom, Attorney General and MPP for Barrie-Springwater-Oro-Medonte, and the Honourable @andrea_khanjin, Minister of Red Tape Reduction and MPP for Barrie-Innisfil.

The city will receive up to $129.2 million in recognition of its commitment to reduce residential development charges by up to 50 percent, from March 30, 2026, to March 31, 2029.

The Building Industry and Land Development Association applauds all three levels of government for working together on an infrastructure investment solution that will support housing and employment opportunities in the growing City of Barrie. This is exciting news for local jobs and growth, while supporting new home buyers and helping improve project viability. The @ongov is again standing by its commitment to protect families and workers with this significant investment in the sustainable future of the people and communities of Barrie. by @bildgta

The HST rebate on new homes for one year has been a gamechanger for the building industry in Ontario, which had been dealing with low consumer confidence, increasing inventory levels and macroeconomic challenges. The rebate has spurred an uptick in single-family home sales since it was brought in by the federal and provincial governments in April. Condo sales, however, are still lagging.

Justin Sherwood, Chief Operating Officer at BILD, told @thetorontostar that the condo market hasn’t been able to benefit from the HST rebate in the same way as single-family homes because it is difficult for projects to qualify for the program, particularly because of requirements on developments’ start and end dates. The GTA housing market is being influenced by a myriad of forces — by demographic shifts, lower immigration, fewer international students and non-permanent residents, trade tensions and tariffs and shrinking household sizes. At the same time, the federal-provincial new home HST rebate and municipal development charge reductions are providing some support. Most of these factors are temporary.

As BILD President & CEO Dave Wilkes writes in @thetorontostar, when they end and more normal market conditions return, the region will need more housing of every type — from condominiums and rental apartments to townhomes, semis and single-family homes. With October’s municipal election approaching, keep in mind that housing supply and land-use policy matters. Read his latest column at the link in our bio. by @bildgta

Housing developers are advocating Ottawa for tax changes that would allow buyers of new homes to deduct the interest paid on their mortgage from their taxable income. Such a tax break would make homeownership more affordable for first-time buyers and young Canadians. Dave Wilkes, President and CEO of BILD, spoke to the @globeandmail about how the mortgage-interest deduction proposal would work and the ways in which it could give all new home buyers more choice and flexibility when it comes to homeownership.
