What does £3m buy in prime London? It depends on the postcode more than most people expect.

At LonRes's average achieved prices for July to September, £3m buys roughly 1,990 sq ft in prime central London (£1,505 per sq ft), around 2,600 sq ft in prime London (£1,154) and about 3,350 sq ft in the fringe (£896).

Averages hide a great deal: condition, floor, outside space, the lease and the building all move the number. Treat these as a starting point, then ask for achieved evidence on the street.

Prime central London, Q3 2026: three respected indices, three different answers.

Knight Frank recorded the first quarterly rise in four years: +0.3% in the three months to September. Savills recorded a further fall of 1.5% in the third quarter. LonRes, which tracks the prices actually achieved, showed values 6.5% lower than a year earlier.

None of them is wrong. They measure different things, in different ways, across different postcodes. What they share is the direction of travel: the falls are slowing, and buyers are negotiating on evidence.
