See low rents in a deal and assume easy upside?

Start with lease timing, real signed comps, vacancy, and the cost to reset the space. Low rent alone is not a business plan.

I have been in Colorado commercial real estate since 2006, and this is one of the fastest ways a value add pro forma gets ahead of reality.
