Yes you CAN get a seller to agree to your offer to buy your next home, when you have a home to sell...

...even IF...
☑ you haven't listed your home yet
☑ you need 90 days to close
☑ you want a killer deal (seller credits)

That's what happened here. Thank you @listingtampabaybroker for trusting our mortgage team again with this seller-and-buyer...what an incredible job on the negotiations and navigating both sides.

If you are buying a home, and need to sell a home too, you'd be shocked how you can get it all if you have the right team working for you. But you have to know your numbers at all the possible outcomes. That's what ultimately made this one work, was our clients who were well-prepared with "how to make this work".

"Prior planning prevents poor performance."
I heard my 15 year old tell a friend that recently. It made me smile...all those years of me saying that to him & somehow it stuck.

It's the same thing in real estate & mortgage right now. Prior planning...

If you are financially & emotionally able to buy a home right now, you'll likely get a price/concession deal from sellers that will beat the higher rate you'll have to pay. Looking at all the options & scenarios proactively is key. Exploring all the variables with "the numbers" is crucial.

That's what these guys did, from various sales prices on their sale, to pricing and concessions on their buy-side. They understood giving up some on their sale in exchange to get a LOT in the deal on their purchase. And they got a DEAL on their purchase. Thank you @crystalkrebs for helping navigate all the moving parts.

A lot of sellers are scared right now...if you're a buyer, you have a lot of leverage. A part of "what's changed" is also not wasting your time with unrealistic sellers. Look at all the numbers & scenarios....prior planning prevents poor performance.

How do you make expensive real estate affordable? Well just ask us. Under our Affordability Strategies programs, there are a LOT of options that most buyers are never presented by lenders or Realtors. A LOT of people right now are missing out on great deals b/c they don't know what's available out there. Thank you Whitney Parks for trusting our mortgage team with your buyer in this situation!

Ya may not know this side of @stacyheckman ...

While she hates being pranked...she LOVES to prank. Specifically, jump scares, or honking the horn at me when I’m calmly walking in front of the car...yeah yeah, she’s got a mean side of her only I experience.

So yesterday, we’re out “walking” Daisy, with the bum leg (yes, Stacy puts her in the wagon, takes her out to sniff/pee).

Finally, dog decides to do her every-3-day poop. I’m just lovingly walking behind, and I see this black bag hurling towards me. I am in disbelief, as it appears to be the dog poop bag. I see Stacy beyond said bag already laughing hysterically. The bag hits my thigh, it “splats” quiet loudly. I am disgusted. My lovely wife is hunched over laughing. Of course, no remorse from the dog either.

Anyways, I’m wondering how this works when I do the poop flinging? by @brian_heckman
