Wholesaling Real Estate Lessons

If they told you this is #easy please do not believe the #hype.

Time Of Essence

What is it?
With any contractual agreements it is always best to preform your obligations in a timely manner. With a “Time of Essence” clause it will state that each party will have a specific timeframe to complete whatever tasks and the deadlines associated. When either party fails to complete their obligations within that deadline and extensions are not granted by the other party, then the other party has a right to terminate the contract.

Sounds Harmless, right?

Wrong! If there is a deposit being held, the tardy party can forfeit those funds if they do not perform. OR The tardy party can be held liable for the funds spent by the other party.

There was a time when my #buyer could not #perform or #close on a deal. We requested an #extension from the #seller but was #denied. This meant the seller terminated the contract and the buyer had to fight to keep his deposit. They settled on half of the deposit being returned to the buyer and the other half went to the seller due lack of performance.

Every deal is a lesson. Take heed! Make adjustments and keep going.

Can i be honest with ya’ll? 🙏

When i envisioned myself owning #realestate, #rehabbinghouses and #rentingapartments , i always envisioned BRICK HOUSES. I’ve loved 🧱🏡🧱 (brick houses) since i can remember.

There is something about an early 19 Century brick home that excites me.

Here i am rehabbing #brick houses and adding some to my #portfolio. This was a #goal of mine. And i am HERE now. 🎊🎉👏🥳

However, i could not do this alone. These #moments of accomplishment comes from years of #lessons, #mistakes, fumbling the bag and picking myself up to try again. Falling on your FACE is apart of success and my face is forever bruised by my #drive and #ambition. But one thing about me……I AM FUCKING RESILIENT!

And ya girl is getting a coach. I am just getting started. Work with me!!!

If anyone has ever told you that wholesaling is easy, THEY #LIED

This industry is far from easy and IF you’re not mentally ready for the challenge then it can also #break you.

Wholesaling is finding homeowners in distressed real estate situations and offering speed and convenience for a discounted price. Sounds simple right?

#Wrong

You will be cursed out.
You will be labeled as predator
You will be called a gentrifier
You will be the villain in someone’s story

You have to be #ok with this because at the end of the day, YOU ARE HELPING SOMEONE IN NEED.

ROOKIE MISTAKES⁉️

Have you ever locked a property up at a high price and then had the nerve to add an assignment fee to that HIGH 💲?

No need to be embarrassed about it, it happens to the best of us. Our #buyers will let us know where they need to be to make the deal work for them. At that point here are some options:
1️⃣ Negotiate the Buyer to come up a bit
2️⃣ Renegotiate price with the Seller
3️⃣ Find a buyer willing to pay your price (time consuming)
4️⃣ List the property to maximize your exposure (permission from seller needed)

Let me take you back to one of my first #wholesale deals.

My partner and I were so excited to have our second #contract locked up and signed by the #seller. The seller had an #attorney that wanted to view the contract signed by their client. #NoProblem we thought.

The attorney reviewed our contract, called us and proceeded to ask, “What is this?” 😳

We replied, “A contract to purchase a property!”

His response, “Ha!!! Here is what I think about your contract.” and proceeds to rip it to pieces over the phone. Then says, “ We will sign a contract when you can produce one.”

Immediate 💔💔

The Moral To The Story
🛑 DO NOT USE RANDOM CONTRACTS ONLINE 🛑

What I did to correct this issue?
1️⃣ I hired an attorney to create contracts:
📝 Purchase and Sell Agreement
📝 Assignment of Contract
📄 Joint Venture (JV) Agreement
📄 Addendums

2️⃣ If the Sellers Attorney still is not satisfied, we will simply ask them to provide with one and send to our attorney for review.
