consider this my formal application to be your Tampa realtor.

I’ve been doing this for 10 years and I still love it as much as day one, so let me tell you a little about who you’re actually following.

accounting degree. corporate America. realized I was really good at working hard for other people and wanted to see what happened if I did that for myself.
best decision I ever made.

I live and work in Tampa. I know these neighborhoods, I know this market, and I genuinely care about getting you into the right home, not just any home.

when I’m not doing real estate you’ll find me at the gym, at the beach, walking my dogs, or on a plane somewhere.

here’s what you’ll get from me on here. honest market updates, real listings worth your time, neighborhood content, and yeah, some humor along the way.

if you’re thinking about buying, selling, or just curious about what’s happening in Tampa real estate, my DMs are always open.

It’s still sinking in that I’ll never get to see my brother again.

The amount of people that showed up today to celebrate Christopher is nothing short of amazing.

He lived life to the fullest. Always had a smile on, was always in a good mood, and he was one of the most talented Snipers in the Marine Corps.

I love you and I’ll miss you Chris. You were the best big brother and I’d give anything to get to tell you that. taken in Alabama National Cemetery by @broker.booker

Oxford Exchange is one of those places that just does everything right.

Come for brunch and stay for three hours because the coffee is too good to leave and somehow the vibe makes your laptop feel welcome too. Then wander into the shop and walk out with something you did not know you needed.

It is a bookstore, a restaurant, a coffee shop, and a workspace all in one building — and it pulls it off without feeling like it is trying too hard.

If you are new to Tampa or you have somehow never been — this is your sign.

I ask every past client the same question a year after closing. What do you regret. Almost nobody says the kitchen or the bathroom. They say the location.

Buyers stretch their whole budget to get a bigger house, then realize a year in that they compromised on the one thing they cannot renovate. Where the house actually sits.

Nearly a third of recent buyers say their home needs more upkeep than they expected, and just as many feel like they paid too much. But when I dig into what is really bothering them, it almost always traces back to location, not the structure.

Here is what I tell every buyer before we write an offer, not after they are already unpacking boxes.

1. Drive the commute at the actual time you would be driving it. Not on a Sunday afternoon during your showing. Tuesday at 5pm. That is the real test.

2. Sit in the driveway for ten minutes with the windows down before you fall in love with the inside. Listen to what the neighborhood actually sounds like.

3. Walk into the grocery store you would realistically use every week. Not the nice one fifteen minutes away that you will visit twice.

4. Ask about the school zone even if you do not have kids yet. It affects resale more than almost anything else you will pay for upgrades.

5. Picture yourself there on an ordinary Tuesday, not moving day. Moving day feels exciting no matter what. Tuesday is where you actually live.

The house is easy to fall for. Location is the thing that quietly decides whether you are happy a year from now, and it is the one thing you cannot fix with a renovation budget. I would rather talk you out of the wrong location today than watch you regret it after closing.

Real quick, the preferred lender on this one is offering up to $8,000 toward your closing costs, prepaids, or a rate buydown. That is basically free money.

2023 build in Tampa Heights. Semi-detached so you get the single-family feel without the attached neighbor situation. No HOA. Private yard. Two-car garage.

Inside it feels like someone actually thought about how people live. 11-foot ceilings, chef’s kitchen with quartz countertops and an oversized island, and a loft upstairs that makes the best home office I have seen in a while.

Primary suite has a soaking tub, walk-in shower, dual vanities, and a walk-in closet. The kind of bedroom you actually look forward to coming home to.

You are walking distance from Armature Works, the Riverwalk, Water Street, and downtown Tampa. This is the kind of location that makes your Saturday morning feel like a lifestyle choice.

I have watched dozens of deals fall apart, and almost every time, the seller could have prevented it. Nobody tells you this stuff because it might hurt your feelings. I am telling you anyway.

Here is the selling advice I actually believe, not the polished version.

1. Your house is not special enough to skip decluttering. I do not care how expensive your furniture is. Buyers cannot see your home when they are staring at your stuff. Pack it up before the photos, not after the first showing feedback comes back bad.

2. Your price is not sacred just because you need a certain number. The market does not know what you owe, what you spent on the kitchen, or what you need to buy your next house. It only pays for what the house is worth today.

3. Your pet is wonderful and also a problem during showings. The smell you cannot smell anymore because you live there is the first thing a buyer notices when they walk in.

4. That DIY renovation you are proud of is costing you money if it was not done right. Buyers hire inspectors. Inspectors find uneven tile work and mismatched outlets. I would rather you paid a professional once than paid a buyer credit twice.

5. Being difficult about repair requests after a good offer is how deals die. I have watched sellers lose a strong buyer over $800 in repairs they could have easily afforded. Pick your battles.

6. If three agents give you the same feedback, it is not a coincidence. It is the market talking. Stop looking for the fourth agent who will tell you what you want to hear.

7. Staying in the house during showings makes buyers uncomfortable and rushed. They will not open closets or linger in a room with you standing in the kitchen. Leave. Every time.

None of this is personal. It is just what actually gets a house sold instead of sitting for 90 days with a stale badge on it.

DM me if you want the honest version of what your home needs before it goes on the market. Not the version that just tells you what you want to hear. by @broker.booker

Is this your forever home? Probably not. Is it the home that gets you into the market, builds your equity, and sets you up for the next move? Absolutely.

1920s bungalow. Updated kitchen. Renovated guest bathroom. Original hardwood floors. Oversized primary suite — which is rare for a home this age. Fully repiped in 2026. New PVC plumbing throughout so the big stuff is already done.

And then there is the backyard. Entertaining deck, paver patio, and a detached ADU with its own private entrance. Live in the main house. Use the ADU for a gym or a home office,

$524,999. No HOA.

Next week a judge decides if Zillow gets cut off from one of the biggest MLSs in the country.

If you have been following the Zillow vs. Compass lawsuit you know the portal giant has been fighting to control how listings get distributed across the country. Now there is a new front in that battle and the stakes just got higher.

Zillow is currently fighting to maintain access to MRED — the Midwest Real Estate Data MLS which covers Illinois and parts of surrounding states. A federal judge is expected to rule as soon as next week on whether Zillow keeps that access or gets cut off entirely.

Here is why this matters way beyond Illinois.

If Zillow loses access to MRED it sets a precedent. Every MLS in the country would see that a portal can be cut off when it operates outside the rules. And that changes the entire power dynamic between Zillow and the industry that feeds it the data it depends on to exist.

Zillow is not a real estate company. It is a data company. It does not employ agents. It does not list homes. It aggregates listing data from MLSs and charges agents and buyers for access to that aggregated data. Take away the data and the entire business model collapses.

This is what the Compass lawsuit is really about. Not just one deal or one commission structure. It is about who controls the flow of listing information in America and whether a portal can hold that data hostage while simultaneously suing the people who provide it.

The judge rules next week. I will be watching.

Drop SEARCH in the comments and I will send you a link to the MLS so you can search listings directly without going through a portal that may not have your best interest in mind 👇

Smash Bun Burgers in Seminole Heights and I did not expect it to hit this hard.

The cheeseburger was exactly what a smash burger should be — crispy edges, perfect smash, nothing overthought about it. And then I made the mistake of ordering the Oreo milkshake and now I have a problem.

This is the kind of spot that makes Seminole Heights feel like Seminole Heights. Local, unpretentious, and just really really good at what it does.

If you have not been yet — go. Bring someone. Order the milkshake. You can thank me later.
