You don’t need an agent. We discuss how selling properties directly without real estate agents can save significant commissions, allowing us to pass those savings to buyers and create more affordable housing opportunities in Hawaii. Mahalos to @kamohaiandtristyn for the kind words. Flipping houses is not easy and always good to talk story with other investors and the feedback is super encouraging. It can get lonely doing this thing. Kamohai is a brother on the battlefield of Real Estate and a brother in a Christ. #RealEstateInvestment #PropertyDevelopment #QualityRenovation #InvestmentStrategy by @bruceproperties
Follow 👉🏼 @bruceproperties for more content like this. Thank you @beardybrandon for shedding some light on our development in Maui. It took 2 1/2 years just to vote on it. It was a fight worth fighting and in the end, the NIMBYS and misinformation won. We received death threats, neighbors yelling at us, pulling up fast like they were going to hit me....it was ugly. These same neighbors live right next door and claimed our land is a wetland miraculously there’s is not even tough we had The Army Corp of Engineer declare “NOT A WETLAND”. Fortunately, we had Plan B all along for spec homes. However, this plan in some ways adds to the problem. This was for 100% local residents that had deed restrictions on it that you would have to sell to another local family. Selling close. to 200k below market. 140 families had to take classes just to able to get into a lottery. We considered reapplying after the fires and were in talks with the housing director until she resigned because bearing the brunt of the anger and threats. We decided it is going to be too difficult and costly to wade through what is coming for Maui. I hope and pray there is strong decisive leadership that will fast-track and create programs without the red tape length of time. Maui needs major help now! 11pm update Hurricane Lowell. 🙏🏼🙏🏼🙏🏼 by @bruceproperties
Just walked this one in Wailua Rise Estates 👀 This is one of the biggest homes I've walked in a while. If you need space, it's definitely worth a look. 6 bed | 4 bath Over 4,200 sqft with a layout that's divided into three separate living areas, making it a great fit for multi-generational living or anyone wanting extra flexibility. The home has been extensively updated over the past couple of years with a new kitchen, renovated bathrooms, new windows, flooring, paint, and more. The deck is another standout. It opens up to sweeping mountain views, with waterfalls off in the distance and plenty of room to take it all in. Located at the end of a cul-de-sac on nearly 12,000 sqft, with room to explore adding an ARU (buyer to verify). Overall — this is the kind of property that's hard to appreciate from the numbers alone. The size, layout, and flexibility really stand out once you're inside. Listed at $1,590,000 🌴 . . . . #kauairealestate #kauaipropertytours #themorganfriedmanteam #kauairealtors #kauai Listed by Nathalie C Mullinix with Nathalie Mullinix Realty Universal, Inc. by @bruceproperties
