You may love the house, but do you actually love the neighborhood?

Before you make an offer, drive by at these three times:

🌅 7 AM: What does traffic look like? Is school drop-off a mess? How long does it actually take to get out of the neighborhood?

☀️ 3 PM: Are kids outside? Is the street busy? Is there anywhere to park? This is when you really start to see the neighborhood’s personality.

🌙 9 PM: Is it quiet? Well lit? Does it feel like somewhere you would be comfortable coming home to every night?

I have seen buyers completely change their minds about a house after visiting the neighborhood at a different time of day. That is not a bad thing. That is a very expensive mistake avoided.

@titans last opening day in the current @nissanstadium. 🏈

First game here was September 12, 1999, back when it was Adelphia Coliseum. Twenty-seven years later, almost to the day, we’re closing it out.

We toured Titans House to see what replaces it, and the thing that stuck wasn’t the size. The new building is smaller where it counts. Fewer seats than we have now, on purpose, so there isn’t a bad one in the house. The square footage went everywhere else instead: the largest rooftop terraces in the country, circling the entire building, facing the skyline and the river. A club that puts people at field level for all four quarters. Not near the field. On it.

Every premium space is already sold, and the doors don’t open until next year.

It’s finished in February 2027, CMA Fest moves in that June, and a Super Bowl lands in 2030. Enclosed means the calendar never stops.

One more season here first. Go Titans. 🎺
