About 10 months ago I decided I was done posting generic real estate content.

After nearly 12 years in the business and over $130M sold, I realized the most effective thing I could do online was just… actually be myself.

So I started posting hyperlocal Main Line content, Main Line history, market chaos, town opinions, real estate commentary, and honestly whatever I found interesting.

I never expected it to completely change the visibility of my business the way it did.

Very grateful to now be recognized by both Philadelphia Magazine and Main Line Today as a Top Realtor.

And thank you to everyone who watches the chaos, sends me local drama/news/listings, and trusts me through such a huge milestone in life. taken in Main Line, Philadelphia by @carlycloses

Hi friends—there are a lot of new faces here lately, so here’s a little about me!

I grew up on the Main Line, went to Clemson (Go Tigers 🐅), and came back home to start my career. I got my license in 2014, sold my first house for $72,500, and 11 years later have sold over $100M in real estate.
In between, I got engaged in Thailand, navigated a COVID wedding (times three!), bought our first home, welcomed our rainbow baby girl, and kept our love of travel alive. 🌎

At the end of the day, it’s all about helping people find their place to call home. Thanks for following along—I’m so glad you’re here! by @carlycloses

Before Villanova was filled with multimillion dollar homes, one family owned roughly 800 acres of it.

A 50-room mansion, Philadelphia high society, and a connection to one of Hollywood’s most famous movies. Ardrossan has quite the history.

And believe it or not, the original mansion is still standing!

So what does it actually cost to buy in the Philly suburbs right now?

Q3 numbers are in, and the median sale price can change A LOT depending on where you’re looking.

And of course, even within the same town, neighborhood, condition and school district can make a huge difference.

Don’t see your town? Comment it below and I’ll send you the Q3 median sale price! taken in Philadelphia, Pennsylvania by @carlycloses

Just in case you were wondering what it actually costs to buy on the Main Line right now…

Here are the Q3 median sale prices by town.

And as always, the Main Line is hyper local. Two houses a few streets apart can have VERY different price tags.

Curious what your budget gets you in one of these towns? Message me, I’m always happy to talk houses!! taken in Main Line, Philadelphia by @carlycloses

17 years ago this week, one of the Main Line’s most incredible estates was demolished.

La Ronda was a 51 room Bryn Mawr mansion designed by famed Palm Beach architect Addison Mizner. When demolition was announced, preservationists fought to save it and there was even an offer to move the entire house next door.

It wasn’t enough. Demolition began October 1, 2009.
Would you have saved La Ronda?

The Main Line’s Asian food scene is getting some new additions and I am VERY excited about this one.

Sangkee is expanding west to Wayne, Salt Korean BBQ is coming to Devon this December, and Yugo sushi is expected upstairs next year.

Everyone starts house hunting with a list of non-negotiables 😂

Fast forward a few weekends and suddenly you’re considering a full kitchen renovation, compromising on bedrooms, and asking if a wall is load-bearing.

House hunting on the Main Line will really have you rethinking what you thought you needed.

If you’ve been through it, you know. 😂 by @carlycloses

If you’ve driven through Malvern, you may have passed Duffy’s Cut without knowing its story.

In 1832, 57 Irish immigrants died while working on the railroad and were buried near the tracks. Cholera was the recorded cause, but later research raised questions about whether some of the workers also suffered violence. That part of the story remains disputed.

Have you heard of Duffy’s Cut before?

437 complaints. 49 fines. And now Lower Merion may spend an additional $83,000 on staffing to help enforce its gas powered leaf blower ban.

The seasonal ban has only been in effect since June 1, but it has already generated more than five times as many complaints as every other property maintenance issue combined.

And because enforcement is complaint based, neighbors are essentially being asked to report one another.

Is the ban worth it, or has this officially gotten out of control?

Since it actually feels like fall today 😂😂😂

Consider this your reminder that fall on the Main Line comes with rules! Buy too many pumpkins, spend Saturday at soccer, sit in traffic on the way to Linvilla and pretend the cider donuts are for the kids.
