Hey there! I'm Cassi Herbison, a Licensed Realtor® with Narrative Real Estate - Team Jess & Co. For me, real estate is truly about helping people start their next exciting chapter. Supporting clients through that journey is what I love most! Every deal brings a new, interesting puzzle, and I thrive on that challenge! 🧩

Born in Minnesota, Florissant has been my home since 2017. What I've come to cherish most about the St. Louis area isn't just its vibrant location, but the amazing community where friends have become family. It truly feels like home. ❤️

While I enjoy assisting all clients, I'm particularly drawn to helping first-time homebuyers. And, with my deep love for animals, I specialize in equine and farm properties. 🐎

Beyond real estate, my life is wonderfully busy with my two horses and beloved cats 🐈‍⬛. My passion for large animals also extends to volunteering with MERS (Missouri Emergency Response Service) – a non-profit for technical large animal rescues. It's tough, but incredibly rewarding work.

You'll often find me with a book in hand 📚 – currently into contemporary fiction, but I dive into fantasy for a reset! And yes, I absolutely love to travel, exploring new places is my kind of adventure! ✈️

National headlines say one thing. Your street might say another. Here is the plain-English read on rates and the St. Louis numbers for October.
Rates near 7.4% add real money to a monthly payment. At the same time, more homes are on the market than last fall, and homes are taking a little longer to sell. That combination gives buyers more room to negotiate and asks sellers to price with care.

Worried about mortgage rates? Buying a home in St. Louis is still possible, and buyers are making it work right now.

1. You can still negotiate. Fewer buyers in the mix means more room to ask for repairs, closing cost help or a better price.
2. Ask about a rate buydown. Some sellers will pay to lower your rate for the first few years.
3. Know your monthly number. Get pre-approved and focus on the payment that fits your life.
4. The rate isn't forever. If rates come down later, refinancing may be an option.

Let me show you some of my favorite parts of 1640 Flordawn 👀

The kitchen was definitely one of the first things that caught my attention, but I also loved the hardwood floors, updated bathrooms, backyard, and the list goes on.

And you can’t beat the location. Koch Park, a pocket park, Walgreens, and other everyday essentials are close by.
