There’s a lot happening in retail CRE right now. Here are three stories we’re watching:

🏬 Retail expansion is outpacing new construction
U.S. retailers recorded a net gain of 127 store openings through late August, while retail vacancy remained near 4.4%. With construction costs still high and relatively little new space being built, expanding retailers are facing more competition for available locations.

📈 Mall values are climbing
Mall values increased 13% over the past year, outperforming every other major commercial property sector. Limited supply, stronger occupancy and renewed buyer interest are putting well-positioned malls back on investors’ radar.

🧸 Experiential retail is driving store expansion
Toys “R” Us plans to open 120 new standalone U.S. stores this holiday season, with some locations featuring creator studios, cafés, candy shops and special events. It’s another example of retailers giving customers more reasons to visit a physical store.
