New office levels are going up on Chapel Street, right behind one of the street's oldest facades.

"We took the vertical lines, and the rhythm of the HJ Corder House façade and transposed that into a modern glass façade behind," says Chris Manton, Founding Director of JAM Architects.

That's the glass you can see going up in these photos. by @cecilplaceprecinct

We've had a warm welcome on this corner of Chapel Street, and it's easy to see why people love it here.

Different decades, different shopfronts, same thing underneath: a neighbourhood that's always had more character than it needed.

We're glad that Cecil Place Precinct gets to land right in the middle of it, and even happier for the welcome we've had along the way.

Right now, Enrico, is laying the cobblestones down in the middle of what will be the piazza, setting each single piece of bluestone until it sits flush with the one next to it. It's the same specialist trade that laid Melbourne's old laneways by hand.

That's how the floor goes down. Not poured or machine-laid. Crate after crate of bluestone shipped in from south-west Victoria, unwrapped and cut by hand, and pieced together source by course into a fan pattern.

This piazza is the heart and centre of the office development at Cecil Place Precinct, and everyone who works here will cross it on their way in. It's being laid the way lasting things get built: one piece at a time, from the ground up. by @cecilplaceprecinct

An afternoon on site with Marta, who's been here since the very first day of the build.

Turns out the bank wasn't big on throwing things out either. Clearing the old banking chamber, Marta and the team found more than fifty cheques left behind, some dating back to the 1800s. Weeks after that, it was glass bottles, pulled out of the ground still perfectly intact after more than a hundred years.

Keeping a facade standing is one thing. Treating everything underneath it with just as much care, cheque by cheque, bottle by bottle, is a different thing entirely.

This room's about to become an office floor. First, it's got a bit more history to give us. by @cecilplaceprecinct

You've walked past this corner for months without seeing much behind the hoarding. That's over now.

The Union Bank is back: vault, banking chamber and all, untouched since 1919, standing next to a brand new building on the same corner. Four buildings. One shared piazza. Office floors above it all.

Chapel Street hasn't looked like this before.

Banco Group gave the Union Bank to artists while its next use was still being decided: ØFFËRINGŠ in 2023, then Do Works as part of Melbourne Design Week in 2024, both staged inside the original banking chamber. Art at the Bank kept it alive. Soon it thrives again, full of people, as part of Cecil Place Precinct.

A chef between orders. A florist who's curated daily bouquets for over 12 years. A record store thirteen years deep. An artist working out of her own studio. A gym on its way.

This is who's already in the neighbourhood Cecil Place Precinct is joining.

We've kept the two heritage facades. Everything behind them is new, built around that decision, not over it.

The Union Bank's banking chamber still looks the way it did in 1919. Corder's has already come back once, rebuilt in the early 1920s after fire took the original building, and it wears almost the same face it did then.

"We took the rhythm of that facade and carried it straight into the glass behind it," says Chris Manton, the architect who led the redesign. Old and new, reading as one.

You can walk to the market before work, catch a tram without checking the time, and be in the CBD in 15-20 minutes.

Prahran runs late, stays busy, and doesn't feel like it's trying to be anywhere else. Cecil Place Precinct sits right in the middle of all of it.

The Union Bank's ledgers, its original signage and its moulded ceiling are still exactly where they've always been.

Banco Group is restoring it as part of Cecil Place Precinct, four boutique buildings around a shared piazza on Chapel Street.
