5 Common Design Mistakes To Avoid 👉

1) To choose a painting for the wall:

❌ Don't use a painting that looks random in relation to the size of your windows.

✅ It would be amazing if it were roughly the same size as the windows!

2) Distance of the TV from the floor:

❌ Do not use random distances like 150 cm

✅ Use a minimum of 110 cm

3) Ideal rug size:

❌ Avoid rugs that only cover the side of the bed

✅ Perfect, it should cover the entire area beneath the bed!

4) Size of a pendant light:

❌ Pendant lights are too big if they are too close to the dining table.

✅ The distance is 70 to 90 cm above the table!

5) The perfect bathroom mirror:

❌ The mirror is too low if it is very close to the faucet.

✅ Ideally, leave a gap of 15 to 25 cm between the mirror and the faucet!

How To Avoid Losing Buyer Confidence 👉

This is one of the easiest ways to lose buyer confidence in a real estate development:

When promoting a new development…

It's normal to want the marketing to make the project look impressive.

But you should never promise buyers something the development won't deliver ❌

Imagine showing a second-floor apartment with a clear sea view…

When in reality, another building will block part of it 🤯

That can hurt buyer confidence in the project.

That’s why before I choose the final rendering cameras for a residential development…

I check what buyers will see from that floor.

And include anything blocking the view 🙌

If Buyers Keep Asking The Same Questions Before Reserving A Unit In Your Development...

Your Marketing May Be Missing What They Really Need To See

The effectiveness of your marketing content is determined by how many relevant buyer questions it answers ✅

Not by how many rooms you show…

If you already have two renderings showing the living and dining areas of the model apartment…

Adding a third angle doesn’t add any value to the project 😱

So, when I work with an established residential developer…

First, I clarify with the developer what are the main spaces buyers need to see 👌

For example, for an apartment tower in the city center…

I focus on having at least these 2 visuals:

1️⃣ Aerial Render that shows the project’s location:

So potential buyers understand how close the project is to the city’s main amenities.

2️⃣ The exterior view from the model apartment's balcony:

So that buyers can see the city view they will be able to enjoy (the main selling point of the project).
