Spent the past few days at NAI Rampart’s New Orleans office for a financial analysis course taught by Alec Pacella, CCIM. Alec is President and Managing Partner of NAI Pleasant Valley in Cleveland and an instructor for the CCIM Institute.

We covered strategic analysis, building an APOD, cap rates and IRV, projecting cash flows, debt sizing with LTV and DSCR, loan amortization, sales proceeds, unleveraged and leveraged IRR, cash-on-cash, and the tax side.

Always grateful for new opportunities to learn. Thanks to Alec for making the trip down, and to NAI Rampart for making it happen.
