🚨 2025 RMLO & Dodd-Frank Updates Are Coming! 🚨
Here’s what you need to know as a note investor or seller-financier 👇

📍 Texas (Effective Sept 30, 2025):
Lenders must add detailed mortgage transaction logs and notify regulators of “reportable incidents” like data breaches or funding terminations.

📍 Colorado (Effective Sept 30, 2025):
The Tangible Net Benefit Disclosure rule is repealed — meaning fewer compliance hurdles for mortgage loan originators.

📍 Dodd-Frank Update:
Seller financing still requires a borrower’s ability-to-repay verification — based on verified income, assets, employment, monthly payments, and DTI ratios through reliable third-party records.

💡 What this means for Note Investors:
• Expect higher documentation standards ✅
• Improved note quality & enforceability 🏦
• Fewer defaults due to stronger underwriting 💪

🔥 Pro Tip: Partner with a licensed RMLO for compliant deals — usually under $1,000 and worth every penny to protect your note!

You can have the life you want, but you have to be willing to put in hard work. Success doesn’t happen by accident. Behind every “yes” are years of consistency, sacrifice, setbacks, and showing up when no one is watching. I’m grateful for this life, the many clients I’ve helped, projects I’ve built, but they came with plenty of elbow grease, some tears, and heavy lifting alongside @chen_cornerstone . Online, you see the result, not the journey behind it. So remember: every “yes” has a story you may never see. Keep working, stay patient, and don’t give up.

Summer 2026 has been incredible! With all of our busy schedules, I feel so blessed to have seen so many of my friends, individuals I’ve dearly missed and haven’t seen in a long while, people who I love, spent precious moments with family, celebrated birthdays, life’s milestones, reunions, and have had so much joy. And our road trip into nature before the hustle and bustle of our kiddo’s school schedule will forever be a core memory. My heart is full. ♥️

Love you all! @chen_cornerstone @kangerbanger @thearasath @refiningem @jenleeedelen @erita85 @dare4danielle @landatartaglio @karenord44 @magdalinleonardo by @chen_cornerstone

Leading up to my birthday has been a spectacular blessing full of love from my husband (homemade cheesecake!), women’s summer study on Colossians, successes in my real estate career, travels to see family in Europe, serving @raphaintl in Cambodia with my friends and sisters in Christ, getting Lasik done on my eyes, and excited to see my son’s hard work during the summer to perform a lead role of a musical this month… all things I’ve been so grateful for. All glory to God celebrating another birthday! 🍰 ✈️ 🎁

Proud to have seen my husband officiate the wedding of one of our best friends this past weekend. Marriage is a covenant, not a contract and it goes beyond commitment. Marriage is hard work and glad to be working towards a stronger foundation in our marriage every day. Praying for our friends as newlyweds, praying for us in different seasons of growth as husband and wife and praying that those around us also have God in the center of their relationship. Seek Him in all things and remember…

🤍 Love is patient, love is kind. It does not envy, it does not boast, it is not proud. It does not dishonor others, it is not self-seeking, it is not easily angered, it keeps no record of wrongs. Love does not delight in evil but rejoices with the truth. It always protects, always trusts, always hopes, always perseveres. Love never fails…

💡 Note Investor Tidbit of the Day

“One house can only be sold once… but a note can be sold multiple times.”

Most people don’t realize this, but the real power in note investing isn’t the property it’s the payment stream.

When you buy a note, you’re buying future income. And that income can be carved up, sold, assigned, or refinanced in multiple ways:

✔️ Sell 5 years of payments
✔️ Sell 10 years of payments
✔️ Sell a partial and keep the tail
✔️ Sell the whole note… then buy it back at a discount
✔️ Resell it again later when the pay history strengthens

In real estate, you can only sell a house once.
But with notes, you can create multiple liquidity events from the same asset all while generating consistent, predictable cash flow.

control, structure, and optionality.

💡 Note Investor Tip of the Day:
Early Payoffs — When They Help and When They Hurt

Early payoffs can be a blessing or a surprise depending on the type of note you hold.
📈 On long-term discounted notes, they can boost your yield and accelerate returns.
⏳ But on short-term or rehab loans, they often mean you only collect a few months of interest — reducing total profit.

That’s why smart investors always analyze payoff scenarios before buying.

🎃💀 When Notes Get Spooky 💀🎃
Even the best investors know… not every note is as sweet as it looks! Some hide skeletons in the closet — unpaid taxes, broken collateral chains, or borrowers that vanish into thin air. 👻

But with the right due diligence gear — you can turn a frightening investment into a cash-flowing treat. 🍬💸

📜 Lesson of the Day:
Don’t fear the note — fear the lack of due diligence.
