Darn! I had a full day scheduled. 🫣

Now in her defense my car has been good to me for over 100,000 miles all the starts and stops putting out Open House signs driving clients around here and there and everywhere but today we couldn’t get her in gear. She gets great care please believe with me that today is not gonna be too costly a day.

Can you buy your next home before your current home sells? 🏡

Sometimes, yes—and that’s where a home sale contingency may come into the conversation.

Simply put, a buyer may write an offer that makes the purchase of their next home contingent upon successfully selling their current home.

Sounds straightforward, but there can be several moving pieces.

The seller of the home you’re purchasing will want to understand things like: Is your current home already listed? Is it under contract? How far along is that transaction? And what happens if it doesn’t sell within the agreed timeframe?

And from the buyer’s side, the goal is to structure the move without taking on more risk than necessary.

That’s why I don’t believe your first question should be, “Can I do this?”

It should be: “What would this look like in my particular situation?”

If you’re thinking about selling your current home and buying the next one, let’s talk through the timing and your options before you’re standing in the kitchen of a house you’ve already fallen in love with. 😉

Apparently, I need more pumpkins. 🎃😂

I made a discovery this morning: my box of decorative pumpkins is at the very back of a very packed closet.

So I have two choices…

Climb over boxes, move half the closet, retrieve said pumpkins and put everything back.

OR… go pumpkin shopping. 😁

You can probably guess which direction I’m leaning.

I’m definitely more fall harvest than Halloween. Give me farmers markets, pumpkins everywhere, cozy front porches, fall flavors, mums, beautiful tablescapes and all the things that make this season feel warm and welcoming. 🍂

So talk to me, ladies!

Beginning November 2, 2026, new appraisals submitted for loans sold to Fannie Mae or Freddie Mac must use the updated UAD 3.6 format. The report describes a home’s features and condition in greater detail.

If you’re preparing to sell, keep a simple list of improvements, when they were completed, and details about features such as solar, a pool, or an outdoor living space. That information helps the appraiser understand the property.

This announcement is specific to Fannie Mae and Freddie Mac appraisals; guidance for FHA, VA, and USDA loans is separate. I’ll share more practical takeaways from this week’s appraiser panel throughout the series.
