🏡 Existing-home sales rose 1.5% month over month in September to a seasonally adjusted annual rate of 3.99 million

However, sales were still down 2.2% year over year.
With more homes available, buyers may have greater negotiating power while sellers face increased competition.

Here’s what else is shaping the housing market:
📈 Inventory climbed to 1.6 million homes, up 4.6% annually.
💰 The median home price reached $417,500, up 1.3% year over year.
🏦 Mortgage rates averaged 6.86%, adding pressure for buyers.

💻 For Brandon Blankenship, real estate marketing doesn’t always start with a listing.

As a Realtor with Keller Williams Premiere Properties in Wheaton, Blankenship has found another way to connect with potential clients: showcasing the communities where they live. Through his media company, Living Chicago Suburbs, he shares local news, development updates, restaurants and other happenings across the suburbs.

💬“The biggest compliment I have ever gotten from meeting a client from social media was, ‘I am glad that you are the same person you are online as you are in person,’” he said. “For me, a lot of my clients know what I do, especially if they are inquiring for the first time. The most expensive mistake I see agents make is also the easiest one to fix.

Leigh Brown is a 26-year real estate broker/owner and nationally recognized speaker, and has coached a whole bunch of agents, and the No. 1 thing holding most of them back isn’t the market, the rates or the competition down the street. It’s that they never actually ask for the deal.

Make a simple promise out loud: “At every single house we see, I’m going to ask you if you want to buy it.” Most folks just nod along. And just like that, the ask becomes part of the process instead of a moment that feels like pressure.

🤝 The Real Brokerage launched Real Young Professionals, a young professionals division offering exclusive education, networking, referral and leadership opportunities for real estate agents.

Shaylie Fraser, co-founder of Real’s Coastline Real Estate Group in San Diego, serves as the division’s director, while Jana Pierce, co-founder of the @qamar_group in Chicagoland, serves as assistant director.

💬 “People want to know where they can go and who they can turn to as they build their careers,” Pierce added. “A strong community can help people make connections, share ideas and learn from one another. It can also play an important role in attracting and retaining professionals by giving them a place where they feel connected and supported.”

Real YP will officially launch at Real’s annual RISE conference, which will be held from Oct. 19 to 21 in Las Vegas. The division will host a networking event for members.
