My client just received an offer on his unit in Brickell Key… and honestly, the number caught me off guard.

The offer was significantly higher than what I would’ve expected based on the current market value.

Why? Developers are hungrier than ever for waterfront buildings, and they’re clearly willing to pay a serious premium to get them.

Coconut Grove just got a $100M+ vote of confidence. 👀

El-Ad acquired two neighboring properties totaling 2.2 acres in the heart of the Grove.

💰 $62M for an office building
💰 $45M for the condo building next door

One sold for just $17M last year. El-Ad paid $45M.

Four projects are currently going through Miami-Dade County review, all within just a few blocks of each other.

They’re not breaking ground yet, but the applications are active.

More density could mean more traffic, parking demand, and pressure on nearby schools and businesses.
