I'm an overachiever.

I should be happy being home with my girls. But my brain keeps asking → how else can I make money? What else can I do?

I shouldn't be sitting still. That's the hardest part.

I still haven't found the balance. If you have, tell me how.

Full story → "I Hit $1 Million Invested. Why Can't I Relax?" on my YouTube ❤️

I thought hitting $1 million invested would finally make me feel like I had enough.

But after losing my life savings to a scam and rebuilding from zero, I realized I was still chasing the next milestone.

I was sacrificing time with my daughters, thinking I could be more present with them later.

Counterintuitive, right?

When is enough, enough?

I shared the full story, including how I rebuilt, on my YouTube ❤️

Here's one thing I LOVE about investing in stocks instead of rental properties: my ETFs don't call me at midnight. 😂

No broken HVAC. No contractors. No emergency repairs. No chasing rent.

With publicly traded ETFs, I can generally buy or sell shares during market hours without having to sell an entire investment.

I own both stocks and rentals, but there's something beautiful about an investment that doesn't need me to answer the phone.

Not financial advice, just what I do with my own money.

Team stocks or team real estate?

Some of my rental properties have nearly doubled in value, and I refinanced into mortgage rates around 3%.

That's one reason I'm reluctant to sell them.

I can potentially access equity to invest elsewhere, or explore a 1031 exchange to defer eligible capital gains taxes when moving into another investment property.

But neither strategy is free money. Borrowing increases debt, and a 1031 exchange comes with strict IRS requirements.

Would you keep a rental property with a 3% mortgage, or sell and invest the money somewhere else?

Sharing my personal experience, not financial or tax advice. Borrowing and investing involve risk.

I bought a rental property for around $200K. Today, it's worth approximately $400K.

That appreciation created equity, which may allow me to borrow against the property and use the funds toward another investment.

But here's what people forget: borrowing against equity means taking on MORE debt. If tenants stop paying or unexpected repairs hit, you're still responsible for those payments.

Real estate leverage can help build wealth, but it can also magnify your losses.

I own a lot of luxury stuff → and I stopped buying it.

The high lasted a week. A month, tops, if it was really expensive. Now most of it sits at home collecting dust, so I'm wearing Chanel to pickup and drop-off just to justify it. 😅

Girl math was working back then. Now I'm kicking myself — I want to retire my husband in five years, and that $10,000 invested would've gone a lot further.

What's the purchase you'd take back?

$You can start investing in stocks with just a few dollars through fractional shares. But buying a rental property? That’s a completely different financial commitment. Down payments, closing costs, repairs, property management, vacancies, and emergency reserves can add up FAST. I own both stocks and rental properties, and one of the biggest differences is how much money you need upfront. Not financial advice, just what I do with my own money. My rule before marriage → if I can’t live with you, there’s absolutely no way I’ll marry you.

So we moved in early. People are crazy. My husband is not. 😂

Would you move in before marriage? by @cindyandcrew

I don’t believe in 50/50.

Especially when one person makes a lot more money than the other. And no, I don’t think men should pay for everything either.

Do you split 50/50 with your partner? by @cindyandcrew

Ever opened your investment account and immediately regretted checking? 😭

I’ve been investing for years, and I’ll admit that red days can STILL affect my mood.

One thing I’ve learned is that your investment strategy needs to match your risk tolerance. For beginners, regularly investing in diversified ETFs can be a simpler approach than constantly monitoring individual stocks.

Be honest: do you check your portfolio every day, or are you a set-it-and-forget-it investor?

My scam video got 60,000+ views and some of you said I fell for a cute guy. Ew. Absolutely not.

There was no relationship. I made a dumb move → I put all my eggs in one basket.

Being scammed sucks at any age. No one's going to look out for your money harder than you — protect it, diversify, and if it sounds like a get-rich-quick scheme, walk away.

The full story of how I lost my $30K life savings is on my YouTube.

And to everyone who was kind in the comments — thank you. ❤️

Have you ever trusted the wrong person with money?

Stocks or rental properties? I've invested in both, and honestly, both come with headaches. 😂

With stocks, you're dealing with market volatility and your own emotions. With rentals, it's tenants, contractors, unexpected repairs, and the occasional midnight text.

Real estate has given me opportunities to build wealth through leverage, but it definitely hasn't been passive.

Which headache would YOU rather deal with: the stock market or tenants?
