Lookin’ for trouble with this one…

When it’s time for chic inspiration there’s only one place to go, #paris !!

The irony of me being a #menswear designer turned interior designer/real estate investor who was raised in his grandma’s beauty salon being inspired by Christian Berard, a fashion illustrator who did an interior installation a beauty salon.

Kiddie or tres chic?! Sound off en bas. (That’s French for at le bottom) 👇🏾

A #diy #wallpaper #hack The carpet definitely matches the drapes— or the wallpaper in this case. Inspired by @kimwhitestyle

IMHO on the of key tenets of high style is the same pattern across multiple substrates.

Here’s how to do it for the low low

I closed on June 26th so it’s day 98 and yes, I will be removing the toilet again because it’s leaking. I think?

Just a tank top and a dream.

Project: The Georgian Too, 3 furnished apartments.

I’m a firm believer that the Miami aesthetic driven by white, beige and cream is a travesty. Bring back layered, tropical-inspired interiors.

PS I miss my home.

Worked all week. Ran all over town. Hauled flooring up three flights of stairs. Fought shrubbery. Bought things I absolutely did not need right now but must have on hand. Installed things. Reinstalled things. Painted a whole building pink— well Benjamin Moore, Foxy Brown.

And somehow it still feels like I got nothing done. 😂

Renovation math is very strange.

One month to go. Totally calm.

Skirted sinks are a little dramatic, a little darling and I mean that in the best possible way.

Would I put one in my own bathroom? Probably not. But in a furnished rental where I get to build a whole little world? Absolutely.

Find an affordable café curtain and buy two. Hem them if needed, keeping the bottom about an inch off the floor. One can be in the wash while the other is on the sink, and neither is dragging through bathroom grime. A little drama without an operational nightmare.

Mirror, mirror on the wall, dark and moody, posh and tall. A green bathroom that has them all.

The Hyde bathroom at The Georgian Too is almost finished, barring any meltdowns, but I’m not giving you the whole thing just yet.

Benjamin Moore Army Green walls, my favorite large-scale black and white vinyl, gray microcement coming, chrome, a black chandelier moment and just enough drama for a room where, these days, doing your business usually involves duck lips.

Consider this a few bits and bobs before the big reveal. That’s British speak for, my shit is a mess right now, but here’s what I have.

I’ve always believed rental kitchens deserve love too. A little nostalgia, a little drama and that warm, tingly feeling you get when something just feels— good.

The York kitchen at my “The Georgian Too triplex” project is starting to look a lot less like an idea in my head and more like a place I’d actually like to spend a Sunday morning.

Preferably with good coffee and even better company.

JK. I’m completely insane. You want no parts of this.

You’ll find that I mean business.

Just kidding.

Creative entrepreneurship is mostly an emotional roller coaster with occasional bouts of productivity.

Can a kitchen jump the shark? Asking for a friend.

Because as a designer who has become a builder, I can’t help but do the most. Can you relate?

#sponsored One of the easiest ways to enhance the guest experience is to recommend local places before they even ask.

The first morning of every stay, I send my guests a little message with three of my favorite nearby coffee shops (Spigolo, of course ☕️).

The secret is not sitting there sending it manually the way I used to.

I recently made the switch to @lodgify to streamline more of the day-to-day operations of my rentals, including guest communication and automations. Because once you’re managing multiple properties, all those little things become a whole lot less little.

It’s one of those things small operators don’t always think about, but having systems running in the background is essential to running an efficient short-term rental business.

And right now, for Labor Day, you can get 60% off with code CINQUE60 through September 8th.

In a nutshell— fewer messages about dirty towels. Stick to something light and delicious, like a latte.

Throwback to one of my favorite design cheats.

Off-center window? Add a mirror and pretend symmetry was the plan all along.

(Most of the time I’m covering up windows, so this was a bit of a departure.)
