What does the ROAD to Housing Act actually mean for Florida buyers and sellers?

Introducing Keyes Conversations, a new series where we sit down with Keyes agents to unpack what's really happening in Florida real estate.

Our first episode breaks down the ROAD to Housing Act, the most significant federal housing legislation in decades. It covers 47 provisions, passed with rare bipartisan support, and took effect July 11th.

We dig into the number everyone's asking about. The corporate buyer restriction only applies to investors who own 350 or more homes, which is just 3% of the total rental supply nationwide. Locally, institutional investors own about 5% of single-family rentals in Miami, compared to 25% in Atlanta and 21% in Jacksonville. We also cover what this means for first-time buyers, veterans using VA loans, and everyday investors (spoiler: they have nothing to worry about).
