You possibly can do this… 🤷🏻‍♂️

Make sure you to talk to your lender before deciding on big withdrawals from your account, even if you’re clear to close! 💵

Some loan products require reserves post closing such as 6 months of payments, and even though you have a remaining balance to cover your closing costs. Your new account balance could now no longer support a reserve requirement needed to close.

🔔 Golden Rule= Make these decisions AFTER closing. Or always call your loan officer first…

Please don’t do this… 😅

If you’re under contract, actively looking, or have homeownership on your horizon in the coming months. Changing or quitting your job can complicate things.

Switching from one W2 salaried job to another, within the same industry, is generally okay. Your lender can confirm continuance of income through a verification of employment. Although…

Quitting your job to start your own business, or becoming self-employed can set your homeownership clock back. We would need to at least have 12 months of 1099 income to open your eligibility for certain loan programs. Keep that in mind… #themoreyouknow

Can’t do this… 🙅🏻‍♂️

When applying for a mortgage, it’s important to note you’ll go through a full formal underwriting process.

Lenders are required to submit the full pdf of your previous two bank statements. The underwriter will need to check all of your transactions for the submitted account to source large deposits, transfers of money, or reoccurring payments.

Screenshots only reveal the current balance, but we need the full story for underwriting approval. ✅

This is Occupancy Fraud! ❌
-Being dishonest about your intentions for occupancy of a property on your loan application, is in fact fraud.

What are the consequences?
1. The lender can demand repayment of the entire loan immediately. 💲💵
2. This is a federal offense and can result in large fines and prison time. 🔐

Lenders conduct post closing audits, this is a pretty identifiable practice. Unfortunately it happens more than you think…

Rent vs. own isn’t just about where you live — it’s about what your monthly payment is doing for you.

Rent may cover a place to stay, but homeownership can give you stability, freedom to make the space your own, and the opportunity to build equity over time.

The right path depends on your timing, goals, and finances — but it’s always worth knowing your options.

The 20% down payment rule? Not really a rule.

Many qualified buyers have options with much less down — sometimes 3%, 3.5%, or even 0%, depending on the loan program.

Conventional note: 3% down is generally for first-time homebuyers; otherwise, 5% down is often the starting point.

Buying may be more possible than you think.
