Inspect the land:
Check elevation, soil, flood zones, drainage, water, and other things that can impact your plans.

Don’t rely solely on listing photos. Get boots on the ground and look for all the things not shown in listing photos. Including neighbors.

Walk around and figure out if the property works for your plans and ideas. You could fall even more in love or find things you don’t like before you get too far into a deal.

Verify legal access:
Can you legally get to the land? Can you physically get to the land?

Just because there is physical access doesn’t necessarily mean there is legal access. Even if there is a gravel road to the property, check with the county that there is an existing easement.

Likewise, having legal access doesn’t always mean there is physical access. Sometimes vacant, rural land can require improvement for easiest access.

Both legal and physical access are important details that shouldn’t be overlooked.

Investigate utilities and zoning:
Check for existing utilities, which increase the value of the property.
If there are none, verify with local utility companies that they can and will service the property before you put in an offer. “Utilities nearby” may not always mean there is access to those utilities.

Verify with the county that there are no restrictions, or if so, what they are. Don’t wait until it’s too late to uncover restrictions that could alter your plans and cost you more money.

Don’t just rely on being outside of city limits, check for county codes as well.

Run the numbers:
Research comparables and the current market. Is the property overpriced? Underpriced? Are there similar properties nearby that have sold in recent months?

Do your research.
