Destination Spotlight: Newport, Rhode Island

Newport has been a second-home destination for well over a century, and the reasons it endures haven’t changed: a storied harbor, Gilded Age architecture, a sailing culture with real heritage, and a coastline that feels as dramatic in October as it does in July.

The market is now offering something buyers haven’t seen much of in recent years: a little more time. The median sold price across Newport County reached roughly $775,000 in August, well above the statewide median of $519,000. Active listings rose about 10% year over year, and homes spent a median of 50 days on the market.

That doesn’t mean Newport has become easy to buy into. Properties are still selling at roughly 98% of asking, and Rhode Island had just 2.8 months of single-family inventory in August, compared with 4.9 months nationally. The shift is toward balance, not discount.

For second-home buyers, that balance is the opportunity. More room for due diligence, more options to compare, and the chance to choose between very different ways of living the coast, from a historic home in Newport to waterfront in Jamestown or a quieter setting in Portsmouth. Add easy access from Boston and New York, and Newport remains one of the Northeast’s most natural fits for a coastal retreat.

Fall may be the best time to see it clearly. The summer crowds are gone, the light is softer, and the town feels like the place locals know best.

Access and positioning make the difference.

In a resort market, everyone seems to be in real estate, and your client is only around part of the year.

Winning that client takes more than knowing the market. Keeping them, so you’re still the first call when they’re ready to sell, buy again, or send a referral years later, takes something harder to teach.

At this year’s Compass Retreat, Compass Resort members who work exclusively in second-home and resort markets are sitting down for a candid conversation on exactly that.

Own the Destination
Panel: Winning and Keeping Second-Home Clients, moderated by Nick Belardo @nickybelardo, with Jordie Karlinski @jordiekarlinski, Steve Springer @sandiegospringer, Jack Pearson @ceejackteam, Brian Knox @theknoxbrothers_compass, Jen O’Hanlon @edgartownrealty, and Kyle Barisich @dialkyle.

Followed by a hands-on workshop with Andrew Jevin @andrewjevin, Turning Followers into Clients, on building influence through lifestyle and storytelling.

You don’t have to work in a second-home market to walk away with something to use.

Florida’s second-home season doesn’t slow down in the fall, it builds toward it.

As northern buyers start planning their winter move south, the window to buy before that demand arrives is already open. This bayfront estate in Miramar Beach is exactly the kind of property that disappears once snowbird season is in full swing.

510 Walton Way sits on over 1.03 private, gated bayfront acres, designed by Geoff Chick and built by Chase Green Built. Soaring ceilings, custom coffered detail, and expansive sliding glass doors keep the water view as the backdrop from nearly every room.

📍510 Walton Way, Miramar Beach
6 Beds | 6.5 Baths | 6,924 SF
Offered at $6,850,000

Represented by Kendall Hood @thekendallhoodcollection @kendallhood

Strategy matters more than timing, but knowing both changes everything.

Fall is often read as the moment resort markets go quiet. Across the U.S., the season turns very differently depending on where you’re looking.

Mountain towns enter a short window before ski season. Northern coastal and lake markets ease out of summer after Labor Day. And across Florida and the desert Southwest, fall marks the start of the busiest stretch of the year.

For buyers and sellers, that difference matters. The same calendar can mean opportunity in one market and competition in another, and national headlines rarely make the distinction.

Here’s what actually changes when the season turns. 👉🏻

Clarity over noise.

There’s a particular kind of light that only shows up once the season turns, softer, later to arrive, and gone sooner. It changes how a home feels rather than how it looks, the kitchen that catches it at breakfast, the coastline that holds onto it a little longer at dusk, the porch where it lingers just past what summer allowed.

This week’s collection follows that light across five very different markets, mountain, coastal, and island, each one shaped by the season it’s entering rather than the one it’s leaving behind.

A few things you’ll never catch us doing as second-home specialists.

Resort real estate can look like any other transaction from the outside, but it rarely is. Second-home buyers are often searching from a distance, weighing lifestyle alongside investment, and navigating rules a primary-residence purchase never requires.

That’s exactly why generic advice doesn’t hold up here.

Across the Compass Resort network, this is the standard our agents operate by, whether the client is buying a ski cabin, a coastal retreat, or a lakefront estate.

Second homes require a different approach.

San Diego continues to stand out as a second-home destination where coastal lifestyle and everyday livability meet.

The market remains resilient, with the median existing single-family home price around $1.1M and nearly three months of inventory, giving buyers more room to explore while demand remains present.

But the appeal of San Diego goes well beyond the numbers.

From La Jolla and Del Mar to Coronado, Encinitas, and Carlsbad, the coastline offers distinct communities, each with its own character, pace, and relationship to the water. With 70 miles of coastline, year-round outdoor living, and a strong tourism economy, San Diego offers something increasingly valuable in a second home: a destination that works beyond vacation season.

For second-home buyers, that combination matters. A property can be a place to escape to, a base for enjoying the coast, and a long-term lifestyle asset, all within one market.

San Diego is not one market, either. The difference between a coastal village, an oceanfront property, and an inland community can materially change the ownership experience.

That is where local expertise becomes essential.

Your second home, elevated.

Compass has launched the Compass Global Division, an internal agent-to-agent network designed to give U.S.-based clients the same standard of service and continuity abroad that they already expect at home.

What stands out:
• Vetted Tier 1 members who hold independent standing to transact in foreign markets, giving U.S. agents a trusted, accountable path to international expertise
• Coverage spanning the United Kingdom, UAE, Costa Rica, Latin America, the Dominican Republic, and growing
• The same Compass tools, communication standards, and transaction tracking clients already rely on domestically, now extended across borders
• Independent local networks of licensed brokerages, legal counsel, and tax advisers connected through the Division for full cross-border support

For second-home and resort clients, this matters directly. Buyers who have built trusted relationships with their U.S. agent no longer have to start over when their search crosses a border. The Division removes the fragmentation that has long defined international real estate, replacing it with a familiar, accountable standard of representation wherever the client’s next move takes them.

As Compass continues to build the infrastructure that connects markets at every level, the value compounds most where trust and nuance matter most.

Strong networks create better outcomes.

Just Sold 🥳

Some home searches take a weekend. This one took months.

We toured, we waited, and we passed on a lot of "almost." Then this charming 3 bedroom corner-unit townhome in Basalt came along: set right on the lake, walking paths out the front door, and just minutes from Willits. We knew it was the one...but so did everyone else. We went up against multiple offers and came out on top.

Patience paid off. I'm so happy for my client as they settle into this next chapter in the Roaring Fork Valley. 🏡

Thank you @becky.a.dombrowski for making it a smooth transaction!
