Two weeks of rain and the site looks exactly the same. It's frustrating to watch and even harder to explain.

One of the reasons we build in safety buffers and realistic timelines from the start is so weather like this doesn't derail the whole schedule, it just pauses one part of it.

That means no rushed decisions on wet ground, no compromised work to "catch up," and a program that already accounted for a few lost weeks along the way.

It's not the update anyone wants to see on their build. But holding off until it's safe is what protects the home you're actually paying for. by @concept_aus_

Rough-in's done at Southview Street.

Photos of framing don't usually get the attention they deserve, but this one's worth a second look. The curved walls are starting to take shape and the whole design vision is starting to come together. Every curve and angle mapped out way before a single truck of concrete showed up.

We love this part of the process, when a drawing on paper finally starts feeling like an actual home. by @concept_aus_

A closer look at the kitchen at Surfers Parade.

Designed to make a statement, and it certainly does.

Featuring bold green stone benchtops, warm timber cabinetry and a palette that proves kitchens don't need to be white to feel timeless.

Not every bathroom has to match, and safe wasn't the brief for this build.

Bold green tiles in one. Statement stone in the other.

Two completely different spaces, each with their own personality, but both designed to complement the overall vision for the home. by @concept_aus_

The foundations have been laid at our Southview Street Duplex Build.

There's just something about a concrete pour. It marks the beginning of a project transitioning from plans on paper to something tangible taking shape on site.

Months of planning, design, approvals and preparation all lead to this moment. While it might not be the most glamorous stage of a build, it's one we always love to celebrate. by @concept_aus_

Recently, we handed over the Surfers Parade renovation in Thirroul.

This home was designed to make a statement, combining bold colours, rich textures and thoughtful details throughout. From the striking black exterior to the green features woven through the kitchen and bathrooms, every element was chosen to create a home with personality.

We're incredibly proud of how this project came together and can't wait to share more of the finished result. More to come. by @concept_aus_

We have built plenty of houses for clients, but this will be a Development by Concept. We love the process of developing and selling our own properties, and every small detail is considered.

The problem isn't usually the design, it's finding out what it costs after you've fallen in love with it.

One of the reasons we use an Early Contractor Involvement (ECI) process is so we can work alongside you and your designer from the beginning.

That means realistic budgeting, practical construction advice, and fewer "we need to make some changes" conversations later on.

It's not always the most exciting part of the building process, but it's one of the most important. by @concept_aus_

Twin Gables, Balgownie.

The details in this one were considered from the start.

Fluted timber vanity. Brushed brass. Full-height tile with a niche built to fit.

Nothing was an afterthought. That's what happens when the builder is involved before the plans are locked in.

At this stage of the project, it's all about the details. We're working closely together to ensure every finish, fixture and material feels intentional, cohesive and aligned with the vision for the home.

Maple is our own build: a grand country cottage in Berry that we poured everything into.

Set on 1100m² with established fruit trees and two pavilion wings, every detail was considered from the ground up.

We hope the new owners are enjoying the raked ceilings, gable windows, underfloor heating, and north-facing light all day long. taken in Berry, New South Wales by @concept_aus_
