Listing price, sold price, net proceeds, three numbers that show up on every sale, and they rarely match.

Your listing price is just a starting point, the number you and your agent choose to market the home at. Sold price is the real transaction number, what the buyer actually agreed to pay after negotiations settle. Net proceeds is the one that matters most, what actually lands in your account after your loan payoff, commissions, closing costs, and any repairs or credits.

If you are only looking at the listing price, you are not seeing the full picture. Knowing the difference means fewer surprises when it is time to sign.

Appraisal or inspection, these two get mixed up all the time, but they serve very different purposes.

Your appraisal is ordered by the lender to confirm the home is worth what you are paying, protecting the loan, not you. It does look at the home’s condition, but only enough to flag what the bank will require to be fixed or completed for safety before the loan can close.

Your inspection is a completely different level of detail. Ordered by you, the buyer, it is a room by room walkthrough covering the roof, the foundation, the systems, everything, so you know exactly what you are getting into.

One protects the lender’s investment, the other protects yours. Skipping the inspection because you already got an appraisal is one of the most common (and costly) mistakes buyers make.

Earnest money deposit or down payment. Dame thing, right? Not exactly.

Your earnest money deposit is a “good-faith” deposit made shortly after your offer is accepted. It sits in escrow and later gets credited toward your down payment or closing costs. It’s not an extra expense on top of what you already owe.

Your down payment is your real equity contribution and is paid at closing.

Knowing how these two connect can save you from a serious surprise on closing day.
