💨 Cold air + warm humid air = a moisture problem waiting to happen. 💧

During this inspection, we found exposed ductwork that wasn’t properly sealed.

When conditioned air meets the warmer, humid air surrounding the ducts, condensation can develop.

Over time, that moisture may contribute to damage along the underside of the subfloor and surrounding materials.

🚨 What Happened to the Insulation in This Attic? 👀

During a recent home inspection, we found damaged and heavily disturbed attic insulation with signs consistent with prior animal or pest activity.

And this is exactly why getting into the attic matters.

🐿️ Animal activity can disturb, compress, and damage insulation.
🏠 Evidence inside the attic can lead us to possible openings or penetrations where animals may be entering.
💨 Damaged or displaced insulation can also reduce its effectiveness.
🔍 Finding an exterior penetration can work in reverse, too—it may give us a reason to look more closely for evidence of activity inside.

At Certified Property Inspectors, we don't want to inspect an attic from the access opening when conditions allow us to safely go farther.

Our inspectors climb through attics and access difficult areas that may be challenging or that others may choose not to enter when conditions permit. Why? Because sometimes the most important clues aren't visible from the attic hatch.
