The lesson cost me $3.55M.

In 2005 I bought five investment properties at $100K each. Cash flow positive day one. Solid analysis.

By 2010 — exhausted, overleveraged, emotionally done with the recession — I sold all five at break-even.

Those same properties are worth $250K+ today.

Five properties × $750K missed appreciation = $3.55M I left on the table.

Not because the analysis was wrong.

The analysis was right.
