A Crown Point fourplex just sold for $975,000 per unit, the highest price ever paid for a 4-unit property in Pacific Beach. 🏗️

Here’s how two developers got there:

They bought this 2-unit property near Mission Bay for $1,600,000 back in 2023.

Instead of trying to flip it, they renovated the existing units and rented them out while drawing plans and pulling permits for something bigger. 💰

Then they took both structures down to the studs, added a full story on top, and rebuilt everything as four luxury units.

Roof decks. Garage parking. Natural light on every floor. Open floor plans. The kind of finishes that justify a rent premium over everything else on the block. 📊

The building sold for $3,900,000 before it was even fully leased. ✍️

Almost $1,000,000 per door, in a market where most sellers are struggling to get a strong sale price.

Looking back on the last few years, it’s hard to believe this is our story. There were so many moments where we didn’t know if this day would ever come. So many times we were told it might not happen. But we just kept going.

We could always picture that family of 4 and held onto the hope that one day it would be us.

Nothing worth having comes easy, and the last two and a half years have tested us in every way. But I would do it all over again a thousand times knowing it would lead us here.

Throwback to 8/25/25 when we were down to the studs! 🔨

Today, we’re miles ahead: the first floors are fully framed, and we’re gearing up to pour new footings for the second dwelling’s foundation.

🏗️🏠 In just a short time, we’ve gone from demo day to a whole lot of build-out progress.
