When your seller says, “Let’s just price it higher and see what happens.”

Here’s what usually happens…

📉 The first two weeks are when your listing gets the most attention. That’s when buyers, agents, and online algorithms are all watching.

If it’s priced too high, buyers don’t “wait until it comes down.” They often scroll right past it.

Then come the price reductions.
Then the questions:
“What’s wrong with the house?”

The goal isn’t to test the market. The goal is to sell for the highest price the market will actually pay.

Buying a home in Florida?

There are two state taxes many buyers don’t know about until closing.

✅ Documentary Stamp Tax on the Mortgage
✅ Intangible Tax on New Mortgages

These are separate from your down payment and lender fees, and they can add up quickly.

For example, on a $400,000 mortgage:

• Documentary Stamp Tax: approximately $1,400
• Intangible Tax: approximately $800

Understanding these costs before making an offer helps you prepare your budget and avoid surprises at the closing table.
