When do you know if you’re ready to purchase a property? Well there’s a lot of moving parts that need to be in place but a smart rule of thumb would be to have your down payment 2X in the bank, 2 year consistent work history (same wage type, hourly 2 years, commission 2 years, if you have salary then there is no 2 year requirement) and then also if you know you can afford your projected payment each month comfortably. by @danny_mtgs_

✌️“Equity”✌️is often not understood when you’re selling your property, so to be realistic give or take 8% of your proceeds out of the equation and run with that number to be realistic with yourself.

Happiest of Birthdays to ME !!! Before you all start asking yes I know I share a Birthday with Knicks Legend Jalen Brunson, so we decided to celebrate together.

But yeah now that that’s unpacked, thank you to all the people that show me nothing but unconditional love and cheer me on even when I am feeling down or not good enough.

Also it took me over 35 years of living for a Knicks Championship, so this about to be the best birthday ever lol
