Five houses next to each other can represent a much bigger opportunity than five separate properties. 🏘️

Bringing the land together can open up development options that wouldn’t work on a single lot, depending on local planning rules and what the site allows.

This lot looks completely worthless. Developers love it. 🏗️

No road. No driveway. Boxed in on every side by other people’s property. Most people take one look and never think about it again, because land you can’t drive to is useless.

Or is it?

There’s a legal way to reach a lot like this, and most people don’t even know it exists. It’s called an easement, the right to legally cross someone else’s property to get to your own.

The second that access is solved, everything changes. The land you couldn’t touch becomes land you can build on.
Sometimes the value isn’t in the land. It’s in solving the problem everyone else walks away from.

Fourteen years as a police officer taught me one thing above all else: you remove the risk

I build the same way.

Most people think real estate is risky because they picture buying land and hoping zoning changes gets approved, or becoming a landlord results in chasing rent and fixing toilets. That’s not what I do.

I only build on land that’s already zone ready, in one of the fastest-growing markets of Ontario. Often what is the largest risk for many, is intentionally eliminated for our projects before a single dollar is allocated ✅

If you’ve been looking for a way into real estate that’s has a proven track record, steady, consistent, and doesn’t turn into a second job, send me a message. 📩

Reducing development charges helps, but those savings can only go so far if construction costs keep rising.

As a developer, I look at what it takes to get a project financed and built. When the numbers no longer work, much needed housing can stay on paper.

Protecting Canadian jobs and making housing easier to build both matter. How do we make sure those efforts support each other?

A big backyard can come with options. But before you buy, you need to know what’s allowed, what it will cost and whether the numbers work.

Otherwise, you could end up with a very expensive backyard.

I wouldn’t rule out the cheaper plot straight away. I’d first want to know what it would cost to solve the access problem.

If there’s a workable, legal solution, the extra work could be worth the saving. But I’d need that confirmed before buying. 🏡

When someone tells me a project will create $1 million in equity, I want to see how they got there. The assumptions behind that number matter as much as the number itself. 📊

It’s easy to keep tweaking something when you’re not quite ready to let people see it. There’s always another detail to fix.

But sometimes you need feedback more than you need another month to work on it. Even if it means finding out that part of your idea doesn’t work. 💬

You won’t get everything right the first time, and that’s okay. Every attempt gives you something to learn and take into the next one.

It’s easy to focus on the return when you’re considering an investment. But I’d want just as much detail on how my money is coming back, and what happens if things take longer than planned.

A developer should be able to talk you through that clearly, including what could go wrong. You shouldn’t have to keep digging for an answer. 🔎

I have lived both of these. Staying the same felt safe, but was quietly costing me over time. Always had that desire to continuously grow personally and professionally - but changes had to be made. Wasn’t easy.

Pivoting or becoming the new version of yourself isn’t easy. It’s actually hard - but I’ve learned to enjoy the process & excited for what’s next.

Even stepping away from shift work /policing this past year has helped shape a new sense of freedom, ownership, and choices for me my family. 🙏🚀❤️

What’s a goal you’re working on right now ?

I see a real opportunity in building rental housing in Canada. But “we need more homes” is only the start of the conversation.

We still need to buy the land at the right price, work out what we can build and make the numbers add up. And above all of that, we need to build somewhere people will actually want to live and proud to call home!

That’s what we’re working on at SDG. If you’d like to learn more about investing or partnering with us, send me a message to see if you qualify and/or if its the right fit!
