Most homeowners know about the capital-gains exclusion when selling their primary residence.

What many don’t know is that the rules can change after a spouse passes away.

A qualifying surviving spouse may be able to exclude up to $500,000 of gain but there’s an important 2-year window, along with ownership, residency and other requirements.

And one important detail: $500,000 is the maximum amount of gain that may be excluded it doesn’t mean someone automatically saves $500,000 in taxes. The deceased spouse’s ownership interest may also receive a basis adjustment at death, which can substantially affect the taxable gain.
