More sales don’t always mean higher prices. September’s numbers make that clear.

Brantford recorded 7% more sales than last September, yet its benchmark price fell 9%. Niagara Falls followed a similar pattern, with sales up 32% and pricing down 5%.

Meanwhile, Hamilton sales declined 21%, with its benchmark price down 3%. Burlington recorded 12% fewer sales and a 7% price decline.

What does this mean for your next move?

BUYERS
Lower prices in many communities could create opportunities, but negotiating room depends on the property, competing offers and the seller’s circumstances.

SELLERS
Your asking price needs to reflect today’s comparable sales. An increase in local sales does not automatically mean your home’s value has increased.

The exceptions matter, too. Grimsby saw both sales and prices rise, reinforcing why a local approach matters.
