DEED Exclusive is a modern real estate brokerage shaped by culture, context, and how people actually want to live.

We broker homes by connecting people to places that reflect their values, rhythms, and sense of self.

This is real estate with an editorial eye. Guided by lifestyle, design, and a deep understanding of place. Personal, intentional, and quietly opinionated.

Welcome to DEED.

Main Beach's sand is basically pure quartz. It’s the secret behind the bright white color and why it stays cool enough to walk on barefoot at high noon (quartz reflects heat way better than darker mineral sand).

This is just one of the contributing factors to Dr. Beach naming this the #1 Beach in America back in 2013, and it's kept its spot at the top of national rankings ever since for water quality, upkeep, and that soft natural sand.

Part of what makes it feel so untouched: oceanfront property here is genuinely rare. In the Estate Section of East Hampton Village (Lily Pond Lane, Further Lane, Ocean Ave) and there are only about 50-60 oceanfront parcels, and most are massive multi-acre estates, so very few homes actually sit on the dune line.

Zoom out to the whole Town of East Hampton (Wainscott, Amagansett, Napeague, Montauk included) and you're still only looking at roughly 300-350 oceanfront residential properties total. Wainscott has just 7-10.

Conservation easements and strict dune setback laws keep it that way. Once a lot's preserved, it doesn't get subdivided again. taken in Hamptons by @deedexclusive

Some of Water Mill's most desirable homes aren't actually on the ocean, they're tucked south of the highway. This pocket of the hamlet has long appealed to buyers who want quick access to Flying Point Beach without giving up privacy. Cul-de-sacs like Mill Creek Close are rare here, offering larger lots, mature landscaping, and remarkably little through traffic during the busiest weeks of summer.

135 Mill Creek Close captures that balance beautifully. Traditional in its architecture, generous in scale, and designed for the way people actually live out east. Long afternoons by the pool to evenings under the pergola. Some homes impress immediately. The best ones simply make you want to stay.

Before smartphones and social media, postcards were how people shared a place they loved.

At the height of the postcard craze in the early 1900s, nearly a billion postcards were mailed each year in the United States. Southampton became one of their favorite subjects. These small pieces of paper captured more than pretty views. They documented a village shaped by farming, whaling, and the sea, where tree-lined streets replaced sandy roads, artists founded America's first plein air painting school, and landmarks like the Post House, Hildreth's, the Billboard Barn, and St. Andrew's Dune Church became part of everyday life.

Together, they tell the story of a place that has continually evolved while holding onto its identity. More than a century later, they're still doing what they were meant to do: sharing Southampton with someone else. taken in Southampton Village by @deedexclusive

The DEED Directory: Interior Designers

The right home is only the beginning.

The most memorable houses are shaped by the people who understand how to live in them. Whether restoring a century-old shingle-style estate or designing a contemporary retreat, these are the studios we find ourselves recommending most often. Each brings a distinct point of view, but they share something in common: an appreciation for architecture that feels timeless rather than trend-driven. Our current favorites:

• Nainoa
• Clements Design
• Steven Gambrel
• Heiberg Cummings
• Ingrao
• Kelly Behun Studio
• Robert Stilin
• Bryan Graybill

A stylish home in Water Mill farm country.

This contemporary home has a private estate experience. The house is completely surrounded by lush landscaping and the quiet soundscape of untouched forest that extends to the water.

The main floor runs the length of the property, with an considered open flow from kitchen to living, and a fireplace in each space. Upstairs, there are five ensuite bedrooms, with the primary opening onto a deck above the pool. Outside, an open patio is paired with a covered indoor/outdoor room that features a teak wall to create the ultimate summer hangout.

There are plenty of beautiful downtowns, and East Hampton has a feeling all its own. That evolution began in the early 1990s, when Ralph Lauren opened his Country Store on Main Street, helping establish the village as a place where heritage brands could feel just as at home as the historic architecture around them. Today, Newtown Lane and Main Street are home to some of the world's leading luxury houses, all within a few walkable blocks.

It's one of the few places where a morning at the beach, lunch, and an afternoon browsing galleries and boutiques all happen without ever getting back in the car. taken in Hamptons by @deedexclusive

Some of the best two weeks of a Montauk summer are the ones that close out summer and welcome in the early signs of fall.

15 Wills Point opens on the twenty-fourth through Labor Day. Michaelis Boyd set it low on Culloden Point, glass turned toward Fort Pond Bay. A vinyl room off to the side for when the sun does its thing over Gardiners Island.
