Good morning! 🌞 We have been doing a lot of Discovery Calls this month and the same questions keep coming up. #1 is...When should I engage your services? The answer is always the earlier the better. We are full service and can provide everything from feasibility studies to drawing packages and project management. If you have a new build, it's also helpful to get us onboard early so we can discover your spacial requirements and design direction early. We then work with the team to make drawing revisions avoiding costly mistakes down the road. 🙂 Long, short of it. NOW! 😉 #torontointeriordesigner #torontointeriordesign #delointeriors #homerenovationspecialist #fullserviceinteriordesign #permitdrawings #constructiondrawings #millwork #hireaprofessional by @delointeriors

I've had a lot of Discovery Calls lately where " Budget" has become a dirty word. People either don't want to share it, or they are so off from the reality of building in a major city it's terrifying. If you're getting your renovation numbers from any type of reality TV, please know it's just entertainment. Nothing more. There are so many factors that affect cost and they can change faster then I change my socks. What those TV budgets aren't sharing: 1) Material is either sponsored or donated 2) Labor is often Promotional 3) They don't include permit fees 4) They don't include consulting costs in the final number (engineers, architects, Interior designers) 5) Furniture and appliances of often "staged" for the reveal with an optional buy out after the show airs. 6) Taxes often aren't included, depending where you live that can add significantly to the overall cost. 7) Critical items like a Contingency fund - for old homes it should be a healthy chunk. You may have environmental issues, structural surprises, mandatory plumbing or electrical upgrades. 8) Housing allowance This isn't meant to scare you, it's just the reality of renovating an existing older structure. If you don't know where to start book a Complimentary Discovery Call - Link In Profile. We can help! by @delointeriors
Thoughtful design puts people first. Human connection and everyday rituals are always at the forefront of our design process. It’s time we start talking about realistic construction schedules. No one wants to hear it, but a full home renovation can realistically take 8 to 12 months to construct, and sometimes longer depending on the complexity, structural work, additions and exterior scope. Renovating an existing home is complex, especially in Toronto, where many of the homes we work on are over 100 years old. Once we open up the walls, we can encounter asbestos, mould, lead, outdated electrical, aging plumbing, structural surprises and existing conditions that need to be brought up to current standards. Then add the bigger transformations: underpinning basements, rear additions, third floor additions, structural modifications and entirely new mechanical systems. This work has to happen in sequence. Certain trades need the house to themselves. Inspections need to happen before work can continue. Engineers and consultants may need to review, test and approve work along the way. As much as everyone wants to expedite construction, some things simply cannot and should not be rushed. So if you’re planning a full home gut renovation or major addition in Toronto, plan realistically. Make sure the team you hire is giving you an achievable schedule, not simply the schedule you want to hear. And plan your accommodations and your budget knowing you could be out of your home for up to a year. A realistic schedule at the beginning makes for a much better renovation experience in the end. And if you don’t know how to navigate all of this, call us before you go any further. That’s exactly what we’re here for. 📞🤳☎️ by @delointeriors

The last piece fell into place at our Junction Project today! Photo courtesy of our amazing client. Actually it was carefully carried and strategically placed. 😂 A Friday update worth sharing. 😊 by @delointeriors
When I specify entry tiles I look for a few key elements. 1. It has to be a durable material that is able to withstand salt, snow, wet weather, dogs, cats and kids. 2. I look for a material that will hide dirt NOT highlight it. 3. And I look for a product where I can specify the grout thickness and colour to match the life style of the homeowners. Just because a tile catches your eye doesn't mean it can be installed anywhere. Some tiles are floor and wall specific. Others simply won't withstand the abuse of an entryway in a four season climate. We help clients select durable, quality materials that reflect personality but don't forsake longevity. Need help?
