Smart money in Henderson isn’t all going to the same place and that’s exactly the point. 💰

Here are the 3 areas I’m watching right now:

1. Inspirada — Still actively developing, and Station Casinos just announced expansion into the area. When infrastructure catches up to a community like this, values follow. Early movers win.

2. Downtown Henderson — Homes from the 1940s, so not every property is a buy. But find the right one and you’ve got no HOA eating into your returns, plus walkability to Water Street’s food and entertainment scene. Underrated by most, underpriced by some.

3. Green Valley Ranch — Fully built out, but still the heartbeat of Henderson. Mature trees, larger lots, small-town main street feel at The District, and easy freeway access. The kind of neighborhood that holds value because people actually want to live there.

Three different plays. Three different buyers. All in Henderson.
