According to the data shown, Arizona ranks #48 out of 50 states for property-tax burden:

Arizona: approximately 0.43%
$400,000 home: approximately $1,704/year
U.S. average: approximately $3,552/year

That’s roughly $1,848 LESS per year than the national average in this comparison.

And when you’re deciding where to buy, those recurring costs matter.

$500,000 loan at 7.25%: $3,411/month
$600,000 loan at 5.99%: $3,593/month

That’s $182 more each month—even with the lower rate.

Some sellers are making price improvements, and buyers may have room to negotiate right now. If you wait for rates to fall, the price of the home you want could change, too. This example shows how a $100,000 higher loan amount can outweigh a lower rate.

Which matters more to you: the purchase price or the interest rate?

Phase 1 includes approximately 60,000 sq. ft. of restaurant, retail and office space, with names including La La Land Kind Cafe, SUSHISAMBA, V Modern Italian and Frost Gelato.

🏡 My take as a REALTOR®:
85258 has long been known for beautiful neighborhoods and the McCormick Ranch lifestyle. Adding more places to dine, gather, walk and bike nearby gives buyers another reason to be drawn to this part of Scottsdale.

And I’ll be watching this one as it develops. 🔑
