  Palm Springs is headed toward 109°F today, with an Extreme Heat Warning through 8 PM tonight. Saturday and Sunday ease slightly to about 105°F, so the desert is staying firmly in summer mode through the weekend.

Indio unveils its new permanent 9/11 Memorial at 9 AM at Miles Avenue Park, featuring a 12-foot steel beam recovered from the World Trade Center. La Quinta holds a 7 PM candlelight vigil at Civic Center Park. Palm Springs and Cathedral City also held morning fire-department ceremonies.

  PALM SPRINGS DEVELOPMENT WATCH
  The long-delayed Dream Hotel project has been placed in default after its developer missed a required July deadline for submitting a guaranteed maximum construction price. Developers still say they intend to begin construction by October 1, with another community update planned for October 8.  Palm Springs is also considering extending its temporary moratorium on new large-scale data centers for two additional years while the city studies zoning and potential impacts. The proposal is expected before the City Council September 30.

The desert is heating up again, but the housing market is getting more interesting.

August closed with less inventory, faster selling times and a balanced 3.9 months of supply across the Coachella Valley. The bigger story? Luxury continues to carry enormous weight, with homes above $1M representing nearly half of residential dollar volume.

This week around the Valley: road closures in Indio, the Palm Springs Tram maintenance shutdown, local 9/11 remembrance ceremonies, ¡VIVA INDIO!, McCallum’s free Community Block Party and a stacked weekend of live entertainment.

And weather-wise, plan accordingly. An Extreme Heat Warning runs Wednesday through Friday, with Valley temperatures pushing toward 109° before easing somewhat this weekend.

There’s a lot happening around the Coachella Valley this week that can affect where people buy, how they get around, and how development continues to shape the desert.

Palm Springs roadway work is shifting this week. South Palm Canyon has no scheduled construction Aug. 24–28 while concrete cures, with work expected to resume Aug. 31. Racquet Club Road improvements continue, so buyers, sellers, and agents should plan for possible access and parking delays around showings.

In Indio, Avenue 44 lane reductions continue through Sept. 9 as infrastructure improvements move forward near a proposed 180-unit apartment development. That’s another reminder that eastern-Valley growth is strong, but infrastructure timing matters just as much as purchase price.

Palm Springs City Council is also set to consider a 45-day moratorium on new data-center development on Wednesday, Aug. 26, putting utility capacity, zoning, and future land use back in focus.

And the immediate homeowner story is still the heat. Palm Springs is around 109°F today, with highs expected back in the 114–115°F range Tuesday and Wednesday. The Extreme Heat Warning remains in effect through Friday evening.

The bigger takeaway: real estate decisions don’t happen in a vacuum. Roads, utilities, development, zoning, traffic, and weather all shape value, livability, and future demand.

# Palm Springs Up 25%, But Homes Sit 89 Days
Palm Springs and La Quinta are telling two different stories this August, and it’s a classic Coachella Valley split market.

**Palm Springs:**
That 25% price jump you saw in the card is real, but it’s not broad-based appreciation. It’s composition shift - fewer entry-level sales closing, more mid-to-high $800k-$1.2M sales actually getting done. Median is holding around $600k-$620k range, which is actually down slightly year-over-year, but average sale price is popping because of that mix.

The tell is days on market: ∼89 days now vs. ∼56 days last year. Homes are sitting longer, seeing price cuts, then selling. It’s the end of the pandemic frenzy pricing, not a new boom.

**La Quinta:**
La Quinta is the top of the valley right now at $1.1M+ average, and that’s being driven by the luxury golf club market - Madison Club, PGA West. There was a $12M sale in Madison Club on Aug 8th and a $20M sale at a golf resort that are skewing averages way up. Median is much more normal - around $797k list, $835k sold.

Inventory there is actually tightening - down to about 270 active listings this week, with inventory down ∼16% month-over-month in June/July data, while sales ticked up ∼4-5%. So 72-89 day sits, but serious cash buyers are still moving on the good second-home product.

**What it means for second-home owners/managers like you:**

1. **Fewer sales, steady prices.** Both cities are down in transaction volume but not in price - sellers aren’t discounting 10%, they’re just waiting.
2. **Cash is king in the desert.** Over 40-50% of La Quinta closings are still all-cash, which is why that luxury tier is holding while financed buyers pull back.
3. **Pricing strategy matters more.** If you list at 2021-22 pricing, you’ll be that 89-day stat. Priced at current comps with turnkey / rental-ready condition, you’re still moving in 30-45 days.

Here’s today’s Coachella Valley market snapshot. The latest July data shows a detached-home median price of about six hundred fifty thousand dollars, while attached homes are around four hundred thirty-five thousand. Inventory is down nearly ten percent year over year, and the Valley is sitting at about 4.3 months of supply. That points to a more balanced market overall, but conditions still vary a lot by city, neighborhood, price point, and property type.

Now for the local stories shaping real estate across the Valley. Palm Springs continues working through new housing proposals, while College of the Desert moves closer to opening its new Palm Springs campus. Splash House returns this weekend, bringing another surge of summer tourism. Housing affordability remains a major issue for local households, and Palm Canyon Drive’s iconic palms are now at the center of a historic-preservation effort. Each of these stories affects housing demand, neighborhood character, tourism, development, or long-term property values.

Palm Desert High School has freshman registration today, followed by its Freshman Celebration from 6–9 PM.
