👂Let me share a quick story: I once went to show a property, and we could hear a very loud dog barking in the basement. It was disruptive to the showing, and what happened next you won’t believe. The dog made its way upstairs and almost attacked me and my clients! We were all really nervous and scared. Luckily, one of my clients was a big, fearless man who managed to control the dog and get it back downstairs. That could have ended really badly, and if it hadn’t been for my fearless client, it might have resulted in a lawsuit for the seller.

We all adore our pets, but when it comes to selling a home, a little extra prep goes a long way! To get your house market-ready, it’s best to remove pets and any traces of them, such as cleaning the yard, removing bowls, toys, and repairing any wear and tear caused by our furry friends, as some people are hypersensitive to pets and we don’t want any traces of them.

Here’s why:
🐾 Odors and smells can turn buyers off quickly.
🤧 Some visitors might have allergies.
😨 Not everyone is comfortable around animals.
😺 Pets can get stressed with constant visitors.
🏡 It’s simply easier to show a property without pets around.
A pet-free home helps potential buyers envision their future, making a sale that much easier!

When someone passes, their home can’t just be sold right away. You’ll likely need to go through probate — a legal process that allows the property to be transferred to heirs.This can often take time so a realistic timeline is necessary

If you try to sell before probate, you can but it can delay the sale and scare off some buyers. There is a pool of buyers for this but you need to know who that is.
