Powder rooms are some of my favorite spaces to design. Clients who might hesitate to take a risk in their living room are often much more willing to take a risk in a smaller space. At Dona Marta, we borrowed the material language from the rest of the house and took it somewhere decidedly moodier. A flamed pine veneer wallcovering by @artewalls, a powder blue concrete vessel sink by @concretecollaborative , polished bronze plumbing by @graff_designs and smoked mirror channeled directly into the paneling. taken in Los Angeles, California by @down.the.warren

DM kitchen before and afters. The best part of this place is the stellar greenhouse style skylights installed circa 1980 something. I love how oddly at home they feel in both an MCM home and contemporary renovation.

A closer look at the lounge spaces at Dona Marta. The relatively restrained architectural palette gave us the opportunity to fill the home with an eclectic mix of furniture, art and objects. You’ll recognize a few icons like the USM Haller console and Snoopy lamp. But my favorite pieces are from local makers, like the striped velvet club chair and footed ottomans by @martinandbrockett , the swivel leather counter stools and handsome loveseat by @phasedesign and a plush tweed sofa designed in house for the client.

It’s a question we bump up against a lot...and before you come for me in the comments, let me be clear that some of my favorite artists and innovators are architects...I am a forever student and hold all artistically driven architects in HIGH regard. But there is a class of contemporary architects responsible for the less considered myriad tissue box homes of our present day- houses without consideration for their residents, clad in plastic and boasting degenerate detail both in the interior and on the facade. There are plenty of designers doing equally offensive things with serpentine sofas and partial overlay shaker cabinets... but regardless who’s contributing more to the dumpster fire of taste and craft that is design TikTok and the houses it births... most architects are not suited to lead residential renovation or even new construction projects. But designers are . It’s probably shocking... you might believe that it will of course take an engineer to devise the most expedient path to “bedroom two” or to double your fridge width without upsetting the coffee bar... or how to accommodate steel frame French doors on the rear facade of a Georgian colonial. But I assure you, a designer is almost always the more qualified pro to help solve these mysteries. I’ve jotted down some reasons ...send it to a friend who is about to spend six figures and nine months on their permitted drawing set only to call me for paint colors and realize I would have known how to double the fridge width, keep the coffee bar, chart a clear path to all the aux bedrooms, add a powder room and create a gorgeous line of sight from the front door to the rear exterior framed by thin steel frame doors all while honoring and celebrating the home’s historic architecture. 😎

The Architectural Broad Strokes step of our signature design process is my personal favorite part of the whole thing - clients are always blown away by what their house is hiding in redundant hallways, closets and old-school thinking. “ABS,” the most critical step in establishing the foundation of the architectural changes for sure, but it’s also the time when we program the home..decided where and how the family will use the space and what we need to fill it up (furniture, draperies, lighting, art, etc). Architecture, furniture, materiality and aesthetics aren’t separate problems to solve, they are part of a whole. Today, I’m taking you through Dona Marta, where a few seemingly simple changes to the programming completely changed how the house functions. Sometimes, it just takes a fresh perspective, to reveal the full potential of your home. taken in Studio City by @down.the.warren

The powder room at Dona Marta continues the limited palette found throughout the home…but things get a little moodier here. A flamed wood veneer by @artewalls fills in panels between the oak frames while smoked glass wraps the walls and bends onto the ceiling. The powder blue vessel sink, brings a playful element to an otherwise quite serious space.

One of my favorite rooms at Dona Marta also happens to be one of the smallest. With a relatively restrained, organic palette throughout the rest of the house, the entry was our opportunity to let a little loose. Graphic botanical wallpaper by @borastapeter , a cobalt blue bench, vintage Persian rug from @johnahmadrugs , an Egyptian Revival commode (took a little convincing) and a motley assortment of vintage and sourced pieces via Facebook marketplace somehow all get along. It’s a little weird, providing a concentrated dose of fun before the house opens up into the warmer, more tonal living spaces beyond. Sometimes restraint works best when you know exactly where to abandon it. 👹

More than a Pinterest board and more than a mood board. (although we have plenty of those, too) The Mood Map is the first document we produce at the start of every project and the filter through which every design decision passes.

For Dona Marta, the goal was to bridge the 1964 build and the 1980s renovation with something more contemporary and warm. A limited palette, an organic sensibility, natural stone and rift cut oak set the stage for experimentation with color and pattern. What we created is a home that feels curated, comfortable and unique. by @down.the.warren

A closer look at Dona Marta’s living and dining rooms. With a relatively restrained palette, the details and accessories became an opportunity to experiment with color, texture and decoration. Accessories sourced from the depths of Craigslist hell, modern sourcing staples like DWR and an ever growing collection of stuff from my garage.

In the Dona Marta kitchen, function and form are perfectly aligned with a gracious island at the center of the room. The piece is clad in a stormy blue silestone and houses an integrated prep sink and box joint oak drawer fronts mimicking Apple crates (brining a cozy artisan detail to an otherwise quite modern kitchen). Behind color-matched paneling, are panel ready appliances, a bar cabinet and a walk-in pantry. Under the dramatic light of the greenhouse style skylight, is chef’s range and faceted oak hood cover. Other design-forward moments include a mirrored dry bar, coffee station and pass through peninsula where even more storage is hidden behind sneaky little doors and nooks. Never waste an inch 😉

We are excited to share images from our most recently photographed project, Dona Marta, what started as a simple kitchen refresh, quickly became an overahul to home’s communal spaces. The 1964 modern ranch, sits atop a studio city hillside, boasting views and dramatic light. Our goal was to help a family find their unique expression of a contemporary so-cal home, while caretaking the original architecture. The product we delivered is a bright and bold residence that feels all at once eclectic, yet tailored, fresh and utterly timeless.
